how is the market where you are?

Seems to cooled a bit compared to the frenzy towards the end of last year. not much going under offer in the new year but not much coming on the market either. In popular town in Herts. looking for family sized house. How's the market where you are?

Definitely slowed down (Isle of Wight). In the late summer early autumn things were flying off at asking price, and some cheeky sellers were raising their already agreed price! But now it has calmed down, not helped by the lockdown of course. But I managed to sell mine.

Bigger/family houses here in Greater Manchester are flying out. Definitely high demand near me, anything half decent sold within days if not sooner

Less coming up for sale here, especially on the more expensive end. Cheaper properties are being listed fairly regularly and selling quite quickly.

Super quiet. Nothing coming on where we currently are or where we’re looking to move to. Anything that does come on is ££££ and goes within days, except the few houses that have been hanging around for months (bad location, overpriced or other major flaw).

Anything desirable or priced to sell going immediately. Ordinary/ overpriced stock not shifting.

East Midlands. Houses seem to be shifting in the 3 bed category I would say, so up to about £260k. Not so much above that, the ones on at £280-300k for example staying on Right Move. This seemed to speed up through January. Maybe people are bored and/or have more time on their hands during this lockdown.

I do wonder what will happen when the stamp duty holiday is gone, furlough ends, recession bites.. is anyone expecting a crash or struggles later this year? Or in certain areas?

Just north of Cambridge - here there's a definite divide: 2 bed terraces trickling onto the market at £5k more than autumn 2020. Anything 3 bed or more and detatched is less frequent and is coming on at £40k more than autumn.

For my area (at least within my price range), the only new properties I've seen since New Year's are auction properties or properties that I remember from last year that are coming back on still at a high price with CASH BUYERS ONLY or INVESTMENT so, family sized but not family marketed and covered in warning signs.

I'm in Bristol and we sold at the weekend. Above above asking price after 1 day of viewings. I've been keeping an eye on things around here for a while and houses are moving very quickly, especially 2 bed and 3 bed properties.

@Didyousaysomethingdarling I’m selling in Oxfordshire, where there doesn’t seem to be much coming on at all.

Trying to buy in Worcestershire. Agent all tel me they’re busy doing valuations, but mostly at the lower end of the market (flat, smaller houses). Nothing much at all coming on over about £350k.

Quiet atm but if the predictions for the budget are correct, I think there will be a flurry of new properties coming on to the market.

Newcastle upon Tyne and it’s incredibly slow here, nothing much at all coming on the market particularly 3-4bed family houses.

Busy. South West market town near Bath (not an expensive pretty one!)

It's about £260k for a detached 3 bed here. £160k for a 2 bed starter.

Slowed down massively here.

February has been peak month for new property going on the market for the past three years (I've kept my eyes closely on it) with peak frenzy for stuff being snapped up at Easter.

This Feb theres very little thats come on the market.

Prices also have stalled after running hot in Oct/Nov.

I am guessing that stamp duty holiday is playing a role, and it remains to be seen if the stamp duty holiday extension will speed things / hot things up again.

The new builds by us are flying off the shelves which surprised me as none of them are eligible for the new HTB scheme.

South coast. It's ridiculous.

All the family size houses go within days, for above asking. Prices are higher than in the summer. Not many coming in the market so they get snapped up immediately. The pressure is on with every house we view.

South Wales and things are flying off the shelves here - I know of a couple that have sold before even instructing agents for asking or over asking.

We are also looking in Herts but there isn’t much on the market and I’m finding the ones not already snapped up have issues. Our search is based around 2 towns but have now widened it. We may possibly have an offer accepted but not in our preferred location but the sellers don’t seem committed to selling and can’t find anywhere to live and we don’t want to wait around. I’m checking every day for new houses!

We are looking in Oxfordshire. Market is nowhere near as busy as last summer but a few more places have come on this week so hoping it will pick up...
