What can i remove from my property without being breach of contract?

So after 8 months I am still trying to sell my chain free flat to a first time buyer. During that time it has been sitting empty for nearly 4 months.

There is nothing wrong with the flat - it is in good condition recently painted etc the delays have literally been them dragging their feet, not getting paperwork back and appointing a solicitor that takes months to do anything. On the other hand I got all my paperwork back within a day of being asked for it and as a gesture of good will threw in all the furniture (about £5-£10k worth if they had to buy it all new) this includes the sofa, two double beds and even a TV (I moved in with my now DH).

We are on the verge of exchange and they are still dragging their feet and on tues had the audacity to ask me for £1k off cos the bathroom tap is still and the sink is dirty (neither of which were when the flat was vacated four months ago but they just haven't been used and built up limescale). I was furious after all this they had the audacity to ask for anything off and said i was going to pull out. My agent stepped in costed up how much to even replace everything and including work hours was £200 and offered to cover the cost just to get this through the door. I agreed but only if they exchanged Tuesday.

Turned out they hadn't even got a posted copy of the contract out yet (they scanned it and the solicitor never bothered telling them she needed a hard copy) which arrived yesterday. The lawyer still hasn't asked for the funds and when my lawyer chased her her response was basically "another day doesn't matter, she should just be grateful the agent is paying for the repairs as it was in such a state".

I basically emailed back saying they are lucky that i haven't pulled out given the damage was only caused by them dragging their heels. I am giving them to the end of today to exchange.

If they do and i've included all furnishing on the form what can i legitimately take.

Thinking lightbulbs, toilet paper and door hooks. Anything else?

Nothing.

What will you gain by taking the light bulbs (which legally have to be left).

GintyMcGinty · 19/02/2021 12:29

Yes they are bloody annoying but don't go down that route.

Toilet paper is the only thing you can remove.

DewDropsonKittens · 19/02/2021 12:35

You're asking for trouble if you do.

Just exchange and move on.

Wrong, you're not legally expected to leave light bulbs when moving out.

Just leave whatever you were originally going to leave, walk away and have a good whinge with a friend over a bottle of wine about the cheek of some people and how annoying life is. You’re not going to benefit yourself by being pointlessly obnoxious and risk a headache after completion when really it should be the point you’re able to walk away and put it all behind you.
