Can anyone share conveyancing costs, even a ballpark figure?

We’ve had to move/buy/sell several times in the last ten years as we moved in with each other, sold flats bought houses, moved to different part of U.K.

We’re now in NI and buying ‘forever home’ (or at least next decade Grin). Straightforward purchase... really good solicitor from regular but obviously good practice charging us 10 GRAND in fees????
(That’s def not inc stamp duty)

Even our previous London prime property purchase with a posh west end law firm cost 3k all in a few years ago. The average of what we’ve paid over six properties is 1.5k.

Am I missing something? It’s a big house in a prime area (by NI standards, cheapest region in U.K. i think) but 10k has to be a typo right???

It’s cost my DD £1300 for a purchase (£270k) and cost us £620 to sell my late FiL’s house (£150k)

We paid about £1k to sell and about £1.5k to buy

My fees in England to buy ans sell, completed December, were just over £2.2k. Sale £250k, purchase £350k.

£10k is ridiculous you are spending millions?

My recent fees in NI were 2.5k including land registry fees. Based on 300k house. This was for purchase only as we have already sold house beforehand. I think that must be a typo

sounds like a typo. Or perhaps they have included stamp duty

Do you mean solicitors costs or estate agent costs op? Solicitors are typically £500-600 plus disbursements like land registry fees and searches etc. Then stamp duty is on top and estate agents are usually a percentage of the sale price.

That sounds crazy, we just bought and sold in NI and I think it was £2900...I had quotes ranging from £2800 to £3500

What price is the house you are buying? If it includes stamp duty that might be the reason?

£3200 in total, can't remember the breakdown but was for £250k sale, £320k purchase.

We've just bought in Belfast, house price 205k, fees were ~1700. Solicitor was excellent and came recommended from 3 different people! We had quotes between 1600 & 2000. 10k is absolutely outrageous!

I should add, first time buyers so purchase only & no stamp duty obviously.

Cost us £1600 in total for sale of £280k house and purchase of £355k house. Took a chance with using online service, but actually ended up being a conveyancer working for a solicitors firm not local to us. Very good service. Local solicitors quoted around £3000.

No, def isn’t including stamp duty! I wish!

The house is expensive, but a very straightforward deal. I could understand anything up to about 3k, 4kat most, but like I say, a comparable price in prime london with a swanky solicitor cost us 2.5k a few years ago.

I may be back for a new NI recommendation later!

Buying costs more than selling because they have to commission all the searches, read them, and the surveys, and write you a clients report.

But I am buying a house in London for about £460k and it is £1600 + VAT + cost of searches and other expenses (modest amounts)

I was quoted something like £7k for conveyancing (buying and selling, worked by % linked to prices) by lawyers I use for something else.

However, the other lawyers I've used (recommended by friends) have been under £2k for either sale or purchase. (I have not managed to do both at the same time for many years!)

We just did sale only £900 plus VAT though didn't shop around, just went with lady I always use. In England house sold for £590k.

Shop around for quotes, stamp duty & registration costs shd be same no matter what firm you use...only changeable thing should be professional fee charged by solicitor. So get a few quotes, ask specifically what professional fee (incl VAT) will be & then pick your firm..£1.5 -£3k sounds in ball park range. If transaction becomes complicated with very complex title & things that need to be sorted out (planning/ rights of way etc) & means alot more time for solicitor, then fees could go up a bit but solicitor should be able to let you know once they receive contracts & get the measure of the transaction. Some firms charge a % of the purchase price as standard starting point..so there's that too....2% of £500k= €10k! Also, big firms usually charge more & it doesn't mean they do a better job, you cd have a junior /apprentice (being supervised by senior) whereas in smaller firm, you may well get a better more personal service & for a much better fee.

Unless by expensive you mean tens of millions then I'm really surprised. I have no idea about NI costs for things generally but a big London law firm would struggle to get clients to pay this on transactions of a few million pounds especially if a freehold house. I know that because I prepare fee quotes so I'm probably far less shockable about big firm rates but this one is high!!!

Woah, that's crazy! We paid about £1.5k total plus VAT to buy and sell back in 2015 (Bristol), houses just either side of the £500k mark.

Just had the letter from solicitors: £900 plus taxes transfer fees etc so £1200 to sell, say about £1500 to buy. They are required to be fully transparent so get them to give you a breakdown of that cost. I'm buying a house for just under £1m and I know some who charge as a percentage of the price of the house which is insane- it's no more work for them.

Depends if you are selling and buying or just one of these. Also what checks you are having like mining surveys etc
Selling one presently.
Estate agents £2500 which includes £700 for solicitors straight forward stand alone sale. Includes VAT.
Purchased one last year slightly more with mining survey@ 820 plus stamp duty plus structural survey paid separately.

10k is just buying. Just sold in london for 2k + vat, very good solicitors.
