New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

It's horrible @aprilfoolsbaby, so much time/emotion/money wrapped up in a process that's painfully long/uncertain and mostly out of our control.

I've been watching for a while. We accepted an offer in early November and had an offer accepted in February and always knew we'd have to rent in between. When SD changed they stopped pushing and we hoped we'd avoid renting. Then they came back and asked to complete as their valuation would expire. So we agreed and found a short term rental etc. And now they have a covenant and it's all delayed. It's so frustrating!

@mummabubs in your position I think I would continue as efficiently as I can, and ignore any of the weird imaginary deadlines. If they can't organise themselves for their own deadlines, I can't see how they expect you to! As long as the delay isn't on your side, or something you have committed to, it's their problem. They have an EA and a solicitor who should be advising them.

@aprilfoolsbaby I'm so curious as to what sort of building you're buying! I have dreams of buying a castle or a church 😂😂

@Wrongsideofhistorymyarse what was the feedback from those viewings? Have you checked recent sales in your area to see whether it's particularly slow?

@chillichoclove what's the covenant that's causing the delay? Can you get indemnity insurance to bypass it as an issue?

Does your flat have a garden wrong? I believe flats without gardens are struggling to sell at the moment as since Covid everyone wants outside space.

@Panda368 we've just had our building survey back on our purchase and it says 'bathroom recently replaced and in reasonable condition. Requires a deep clean' which made me laugh!

They are. Ours has been on the market on and off since March last year. Three buyers pulled out. Just got an offer Thursday. If this lot pull out I might have a nervous breakdown and I'm not even joking.

It's a covenant on the flat they are selling. Despite being told they were ftb and chain free when we accepted the offer 🤷‍♀️
I'm sure it'll all work out but it feels like we are the only ones being reasonable and the permanent trickle of new information is so annoying. It's all way too complicated.

Can I join in?

Currently trying to buy a house, planning to rent the flat we’re in. Been looking since Dec 2019 but really seriously since last autumn when we sold another property.

Made an offer on a house this week and missed out due to underhand tactics from a cash buyer. I feel like waiting until the stamp duty holiday ends it’s gone manic round here. Couldn’t even get to view one which came on Thursday as all 12 slots for yesterday got booked up.

Putting our house on the market in the next 2 weeks. If it sells quickly and for what we are hoping, we'll also sell a second property with a goal of buying our forever home. The second one we are pretty sure will sell instantly due to it's situation.

Is it normal to be absolutely petrified? We don't "need" to move, we just really want to as we feel we can't really do anymore to this house and want a bigger outdoor space. I will take any low ball offers personally, I just know it, and I'm really fearful that it will sit around on the market when all this time I've thought the house was beautiful and hard to beat!

If I could just pick it up and put it on a bigger plot of land I so would!

Anyone else feel this way or am I having a mid-life crisis!

@savemefromsearches not a castle I'm afraid. It's a b & b with a yard not a garden. We'd let one floor of it as Airbnb for half the week. We've currently got a lovely garden so maybe we're bonkers!!!

Reading everyone else's situation and comments has put my mind at ease. Everyone feels the same - it's bloody stressful.

Though today after @BlueCherryBlossom's comment about my situation I've looked at it from a new perspective and have felt remarkably chilled!

Hello, can I join, please?

We agreed an offer on our house at the start of February but I’ve been too nervous to join you until we found a house to buy! It’s taken us 11 weeks (the market where we’re buying has been insane - hardly anything good coming on and then things going in days or to best and final offers) but we’ve finally found a house we love and had an offer accepted! The agent still hasn’t marked it as sold on RM though, despite my badgering...

This week we will be trying to get on with everything - I’m going to contact our solicitor today to see if she can order searches, then I need to find a surveyor. Full mortgage application should be going in tomorrow.

I’m petrified it will all fall through; the market is crazy so I’m worried we’ll be gazumped and the house has an annexe and, apparently, mortgage lenders don’t like annexes...

@Clettercletterthatsbetter does the annexe have a kitchen? They don’t like giving residential mortgages on places with two kitchens as it can be partitioned into two households, and you might let out one. A couple of brokers I’ve spoken to said make the offer conditional on them removing the second kitchen before mortgage lender’s survey. But I’ve heard anecdotally people getting mortgages on two kitchen places.

Congrats on reaching that stage! We had an offer we accepted a few weeks ago and are in the same position, as you were, seeing places, the ones that stay ont he market, there’s a reason, the ones that are good go before I’ve even managed to make a phone call!

Well, another Monday and our saga (I think we're at that point given we went on the market in September!) continues. Today EA for vendor at the top of chain has said they they need 4 weeks between exchange and completion!! At no point has this been mentioned and we'd been feeling awful for needing to find a new buyer and holding everything up. Our mortgage offer expires on 7th June so we're going to be cutting it fine, not to mention that's another month of boxes everywhere. I sometimes wish we'd never bothered with the whole thing.

Oh God @MotherofHeathens, that's not what you need and a bit unreasonable. Have they explained exactly why they need this long?

We're at the other end of the spectrum, second attempt to exchange today to comply with our buyer's aim of completing on Friday, all depends on whether their last minute form has arrived with their solicitor via the post. To add insult to injury our next door neighbour is moving today with the removals company that we hope to still be able to use, so I'm working from home literally watching the guys doing their removal whilst I have no idea whether we're in this house for 4 nights or 4 weeks. (If completion doesn't go ahead this week we will likely have to do a big delay as I'm drawing the line at moving house within a few days of a c sec). Doubt our buyers will be happy if that happens but we've done all we can!
