New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

I'm a FTB and had an offer accepted in January. I was initially informed that there was no chain but was then later told the seller was experiencing delays with their onward purchase but would be willing to break the chain? Everything is ready/good to go on my end in terms of exchanging and completing but my solicitor informed me the other day that the sellers solicitor is reviewing replies from their onward purchase and the seller will then need to sign paperwork relating to this purchase if there are no issues. The whole process is so frustrating. Not too sure whether to email my solicitor to ask for them to push for a date to exchange and complete considering everything is ready on my side with what I was told earlier about the seller being willing to break the chain however my partner has said this will make me seem "pushy" and "desperate".

Our buyer has said that she has found a removal company (the same one we are using-I sent her the details!) For next Friday completion but she won't pay the deposit until we exchanged. If we are completing next Friday the children and I need to leave on Sunday to go to our Airbnb in Scotland… Complicated… So we need to exchange today and apparently all the solicitors are on the case but we have been in this position before and it was tumbleweed all day long. Pray for me everyone! Good luck to anybody hoping for progress today

After our mortgage broker being beyond piggin useless, we now have a 2 hour zoom call with the bank. Also no childcare so the 2 yr old is roaming free during this process 😬😬

Went for a walk by our new house last night and we now have 2/3 of a detached garage that wasn't there at the weekend.

Anyone else stuck waiting for searches? It's been 4 weeks for us and conveyancer indicated backlog is so long they'll likely not get anything back until early May! Cutting it fine for the SDLT holiday 😬

No reply to any of my emails to the estate agent/solicitor. Not expecting to hear anything until next week now as Friday is completion day and they will all be busy with that.

I just want to move. We’ve been in this process since October last year.

@Newhousehope Ah yay! Hope you'll be getting offers soon. Smile I'm really hoping for a quick sale because I need to sort out my kid's school in the new town and it scares me. Haha. Luckily our current house is in a bit of a naice area so maybe it will go quickly. Lots of visits to Homebase here too...

Are you all buying locally or is anyone else moving to a new city/town/village? We've lived in our suburb for ten years, and nearby for another 4 and now we're moving away. It's a bit scary but really exciting.

@babypotato were moving to a neighbouring town. Nothing came up where we are and have lived the past 12 years that was appropriate and in budget. So new house is 4 mile down the road and still in the same borough council and where I grew up. But it's still making me wobble.

Now trying to decide if we keep DD1 at the school she's at or move her 😬 she's in Yr 4 ATM so will have 2 years left. It's only a ten min drive but of and when the world gets back to 'normal' could be 30mins or so. The school is doing my head in since there was a new head but the staff for year 5 and 6 are fab. So we're not sure what to do on that front.

We're hoping to exchange asap with a provisional agreed completion date of 30th April. We can't really see now what's preventing us from exchanging as everyone is allegedly ready. Our removals currently have availability on the 30th but won't even provisionally book it until we've exchanged so we're a little stuck! 🤦🏻‍♀️

What a relief for you hassle!

I called our solicitor for an update yesterday before the weekend started and my mind started obsessing.

I was really pleased with what I was told. One of our searches was back and the rest are due back by the 28th latest. Our draft contract was with the buyers solicitors waiting for them to raise enquiries.

Our purchase draft contract was with our solicitor for her to review over the weekend so she could raise enquiries.

I just hope our buyer requests searches soon (and doesn’t get a survey 😂). Not that our house is falling down just because of me being impatient.

I know the last part can take a long time but I feel like we are heading in the right direction.

Any updates from anyone else?

Happy weekend everyone! I’ve not been on here much recently but just had a read back, congratulations to those that have exchanged/completed!

We had an update from our solicitor yesterday, buyers local search due back on the 28th and it’s not expected there will be any enquiries from this (previous buyer had searches back so we already know what to expect). we’ve signed the new contract of sale. Report on our purchase should be with us next week and we can then look to exchange after the 28th and complete early May!! I’m starting to believe this might actually all happen now, our house originally went on market mid September so it’s felt a looooong time getting to this point.

I'm feeling inpatient and fed up today. It's such a long frustrating process.

Only one more hurdle until our sale can go ahead (statutory declaration and indemnity re access) but solicitor needs to talk us through it before they can draft anything and it's a nightmare getting diaries aligned to do it, presumably it'll then be at least another week to get it drafted and done, another week after that for the buyers solicitor to approve it, it just goes on and on and on and ON!

Searches should have been back for our purchase a few days ago, will no doubt need to chase our solicitor to see where we are up to with that next week.

Haven't much to complain about really as we are only entering week 12 for our sale (which is no time compared with some on here) but I feel as though I have run out of energy and enthusiasm for all of it!

Congratulations Hassle - on the home straight now!

One viewer said she liked the house but doesn’t know the area so is spending a few days wandering locally to get a feel (I should have offered to give her a tour 🤣) so hopefully she books a second viewing.

However, there is nothing suitable for us on the market currently so I have a feeling it’s going to be a very long drawn out affair 🙄

I’ve heard from our mortgage broker this morning and he says he is putting in our application on Monday/Tuesday after sending out the breakdown to us on Friday which we have approved.
How long has it been taking people to get their mortgage offers through?

So far our solicitor has received nothing from our sellers which makes me a bit nervous that after saying they want everything done ASAP they are going to be slow at getting things sorted.

I’ll be chasing the agent on Monday to find out when the first round of paper work will be sent as everyone else has now had draft contracts and started searches.

@ForThePurposesOfTheDIR that’s reassuring, we are going with Accord so fingers crossed they are quick. Looks like it will be a desktop valuation so hopefully that speeds things up a bit

@Panda368 We went with RBS, I called them for a chat on a Thursday, was told there shouldn't be any problems and I could either submit a full application online or book a 2 hr chat with a mortgage advisor. I applied online that day, sent the documents electronically the following Tuesday (Easter weekend in between) and they called the EA on Wednesday to do a valuation on the Friday. By Monday morning we had confirmation of the mortgage offer - so 12 calendar days which included the Easter bank holidays. I was very impressed!
