New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Good luck everyone ... the stress and anxiety has started to become quite crushing for me. We did not get the last property we bid on (in Scotland) and were told it's because the buyers were wary as we are selling in England and haven't exchanged contracts yet. This has happened a few times... we are on week 21 of our English sale now. Our buyer has been a nightmare the entire time, we've jumped through so many hoops. We are supposed to be exchanging today assuming our buyer has dropped off all the signed contracts and transfer documents this morning as promised. It's been like pulling teeth 😭

I have just answered ANOTHER last minute query from our buyers solicitor (from our buyer): the buyer wants to see the manual for the wood burning stove. I've said I'll leave it in a pack. But no she wanted to see it so I've emailed a soft copy. I answered a load of silly queries like this yesterday too, most of which had already been answered.

There's another house in Scotland we like closing on Monday so fingers crossed we finally get put out of our misery and exchange today.

Fingers crossed for everyone else expecting progress today. Thinking of everyone on here - it's so brutally stressful !

We’ve been waiting what feels like forever to move and still no progress. We had our offer on a property accepted in November, sold ours just before Xmas and hoped to have moved by 31/03. Our sale paperwork is all ready to go but the purchase has been a nightmare. It’s stuck in probate and vendor can’t find any of the relevant information. I hope it can be sorted before our buyers lose faith. Such a nightmare

I went back to the house yesterday and resolved all my concerns with chimneys and boiler. Although I’m now fairly certain I’m going to have to fork out for a new kitchen almost immediately as the one in place is far more grotty and damaged than I’d initially paid attention to.

Had my solicitors pack through so I just need to return that to them with some cash for the account and then they can get started.

L&C have been in touch this morning with a mortgage recommendation which I’m happy to try for, and have submitted the payslips and extra details they needed.

Well my solicitor emailed about 11am (feels like years ago!) saying that the buyer has handed everything in and wants exchange ASAP and complete on 16/4 (meaning me and our very young children will leave a week before). I replied saying "yes please let me know ASAP when exchange has happened"..... and now I'm just waiting..... I really hope I find out today, I've SO much to organise before we leave but I daren't do anything more until we've exchanged.

@hassletassle your solicitors communication seems much to be desired!

We’ve been sent a form to sign for the mortgage but still no further on.... two weeks post offer acceptance and still no paperwork from the sellers. The Rishi date is going to stress me out!

Another week of silence here. Still waiting on the land registry query to come back to vendors then we can allegedly exchange. Can't come soon enough.

I'm still too nervous to pack. Anyone else?

No progress here but our agent has asked our buyers to go back to their mortgage company and say they need to either do the valuation by coming to the house or that they accept a report done by an external surveyor who's been to the house. So it's a tense weekend ahead for us and as I'm 32 weeks pregnant I can't even turn to wine! 🤦🏻‍♀️🍷

We’ve got tonnes of stuff to read and inwardly digest this weekend from the solicitors.
We didn’t know that it’s serviced by a cesspit not linked to main sewer Confused so there’s loads of Qs about that and Qs management company that maintains the development.

Mortgage application was approved on Friday, yay. Took less than two weeks so that was all pretty smooth sailing. Survey booked for about 4 weeks time. Emailed solicitor for an update as hadn't heard from them for nearly two weeks and haven't had a bill for searches yet, and turns out they're still waiting for the paperwork from the vendor's solicitors Hmm doesn't bode well...

I think I will feel more settled once we have received paperwork from the sellers to our solicitors. I definitely feel like I need to order another box of wine to get me through this process! I didn’t ask but now think I should have checked that we were on main sewers....

Luckily despite lots of boredom rightmoving I have not found anything I like better that I can actually afford, anyone else despite trying to buy cant give up the addiction!

Congratulations to those who have exchanged/completed!
I am due to exchange. Searches came back in record time, we are buying our freehold upong completion for our current property . We had an email from our sols this week asking for payment to the freeholders sols which we paid immediately. This will then release the contract. Our vendor is pushing for completion next Friday ! We haven't even exchanged yet but I have been packing like mad just in case. My solicitor has ignored my emails asking if this is feasible, the estate agent is also constantly emailing her! No reply! Argh! I just want an answer one way or another.

Generally speaking, how many days between exchange and completion? And also does anyone know if the contract has been released for the freehold purchase, is this near the end?

@ballsdeep dependson the solicitors when we sold last year they were very keen to exchange and complete same day due to coronavirus virus, but we went for two weeks as we were moving to rental.

When did you start the process, and how many days did your searches take?

Just need get agreement in the chain.

They took about seven weeks which is fast for this area! Some are taking over 5 months!
I hope it's quick, I can't cope with this bit, I feel like it could be taken away so easily.
We started mid Jan .

Survey happened for us this week, just waiting for that and the searches back. Not anticipating any issues. The house is being sold by a solicitor at the same firm as ours (probate sale for charity) and the estate agent seems to be regularly in touch.
Really hoping we can exchange and complete soon - I’d like to have some of the Easter school holiday to get stuff done.

I need to catch up with where everyone is but just dreading this week and what it will bring. So sick of the whole process.

We are moving into another rental Friday so it’s really stressful sorting all that out/packing/cleaning alongside trying to sell this damn flat with obstructive solicitors on the other side.

Just want it to go through now and get my money out. Would be great if, by the end of this week, we’d exchanged and moved and then all we have to worry about is finding a house to buy!

Good luck to all, the process is hideous if it goes well and can be a lot worse . Hang in there, chase your estate agent

It's a month since I last posted on here, when we exchanged and completed on the same day, which took till 4pm, probably our buyers solicitor as usual , and then we needed to drive 300 miles to family for a bed - we had crossed our fingers , sent our furniture to storage and cleared the house by then. our soon to be new house didn't have a roof at that point

Then got call inviting me for covid jab at my old surgery :-(

Now getting close to moving into our new house - furniture may come sometime, removals are rather booked up and it's. 2 day trip due to the distance. Can't get building insurance yet as it's a new build and they can't find it , openreach may get fibre in sometime soon....but I need to work from home....and I need to remember to send the money over to the soliciter

Surely these are easy hurdles ?

We’ve just heard our inlaws are selling their house and a btl they currently rent to my SIL. They are going to buy two houses by the sea with the proceeds and give one to SIL... so she will get a 250k house for free, whereas we are saving every penny desperately waiting for exchange as we can’t afford to sell again and pay stamp duty. Argh! I guess that is all for another thread though really.

Still no news about the single query holding us up!
