New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

@Didicat - I know! They’re an investment company so know they are already getting a bargain. It’s frustrating as I’d like to make the money myself but I’m not on the ground and don’t have any family who could help so am selling as it’s becoming too difficult to manage living away and all the managing agents I’ve ever used are rubbish.

Garghhhhhhhh. Now I’ve just had another call asking me AGAIN for information which has already been sent over 10 days ago. FFS!!!!!

@ItemOneInYourFolder We had that because they quoted/we took out life insurance at the same time - could that be why? (We're with Nationwide).

I’m going to join in.

I had an offer accepted on Friday of last week, appointed a solicitor yesterday, updated my AIP for the correct amount from the mortgage lender and filled in the initial enhanced information they ask for.

Now just waiting for the pack of forms to fill in from the solicitor and a call back from the mortgage lender for whatever else they want from me, and a link to be emailed for me to upload my documents to their portal.

EA told me yesterday she was preparing a list of conveyancing quotes for the Vendor and told me the names of the local solicitors in her top 4 and basically said “if you want one of these instruct them ASAP before he does”. Which I guess was nice of her!? She also told me the vendor had enquired about what point I was intending to get the survey done, but I’m keen not to go to that expense until I’ve had the mortgage offer approved (if at all possible) so I’m going to see the house again (third time) on Thursday with a ladder and my stepdad (who is a Quantity Surveyor by trade) just to make sure there’s nothing very obviously wrong that would warrant pulling out/price renegotiations at this stage - I guess it would be better to do it now rather than further down the line, for both me and the vendor.

Main concerns are three absolutely enormous towering chimneys, without corresponding chimney breasts evident internally - just want to make sure they’ve been appropriately supported. And also that the flue for the gas boiler appears to exit horizontally out of the chimney on the back of the house which is illegal, but we may be incorrect about that on further inspection.

I’m a FTB, the property is empty, the vendor is a landlord. So there’s no chain.

@ItemOneInYourFolder nope being asked those things is a new one for me. Although we only insure my husband as I have a stupid benign ear tumour thingy that makes insuring me not worth it....

Does anyone know how quickly you hear back for mortgage valuation?? All I know is it is today. Our survey is Thursday. We are slightly under asking price so fingers crossed all ok.

@Didicat we got text messages on the day, one to confirm that valuation survey had taken place, and one to confirm the mortgage offer. Paperwork came through a day or so later. Hope you don't have to wait too long to hear.

Ok so my agent now thinks we are almost there. The buyer is driving me mad saying things haven’t been answered/provided when they clearly have and, thankfully, my lawyer sent them a copy of the email which clearly shows it has! It also shows their lawyers are just rubbish.

Really just want to exchange now - my nerves cannot take any more

WE EXCHANGED!!! It went down to the very last minute but it's done!! The relief is amazing, we like so many have had a very bumpy journey so to feel within touching distance to the end is amazing.

Hang in there everyone, this group is what got me through, so thank you!! Hopefully there will be more exchanged and completions on here before the week is out

Our survey happened today, should be back end of next week. We are visiting the property again with an architect on Thursday, so the moment we exchange we can instruct him on drawing up plans for the extension.
No other news....

Does anyone have any idea how likely a lender would grant a mortgage extension for the second time? First time, we asked for an extension in January and were told that all mortgage extensions had been extended until end of March due to the lockdown. Thought that would be plenty of time given that we only had a few enquiries outstanding. All conveyancing was complete by the beginning of Feb but here we are, still without a date because the top of the chain has still not found a rental after 7 weeks. 😡

We have had an offer accepted on a house, unfortunately the sellers still need to find somewhere so just hoping they do so quickly and hoping that they find an empty property or one with no chain! Should I do mortgage application now or hold off until the sellers have found somewhere? Conscious that we don’t want to end up too far down the line if things fall through.

I am getting so fed up with my chain/ EAs/ solicitors. Our paperwork has been ready to exchange for two weeks now. Just waiting on another part of the chain, but no one will tell us why, what for or how long it will be. I don’t understand why we can’t be told that information!

We have everything on hold waiting for exchange and completion and can’t make other plans because of it. It is so frustrating to be so close and yet so far! Grrrrrrr.

@Hmmph - it’s so rubbish. Mines not moving and there’s not even a chain as I’m selling with tenant insitu and their sale completed almost 2 weeks ago!

I’ve heard nothing so far this morning.
