New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

We are completing on Friday. Removal can coming at 8:30am, and I have completely fallen to pieces! I suddenly feel an emotional wreck, and I don’t really know why! We are only moving around the corner, to a fantastic house with double the amount of space we have here. Yet, every single thing I put into a box makes me want to sob!
I think it’s to do with the kids... it’s their first house move. Before I had children I moved practically every year, I was like the Littlest Hobo.
Anyway, I am hoping for a smooth completion, with an early key exchange, but anticipating some bumps along the way!

I have signed both the contracts for my sale and purchase. Still hoping to exchange this week but that depends on one form approval arriving from Barclays. I have no clue of completion date and am extremely worried about getting a removals booking - they will only take firm bookings such is demand. In ringing round tomorrow to check again on availability.

One disturbing fact - my solicitor said when I popped in to the office to sign 'oh well it's easier with you because you don't have a mortgage for the purchase.' I said I have got a mortgage!!!!! 'Oh really?' he said 'Who with?'

Not exactly inspiring confidence. I know he's got tons of sales on right now but really? WTAF?

He tried to recover by saying 'oh I haven't got all my electronic files in front of me.' Jeez.

Heard big fat nothing since my lawyers responded to all outstanding enquiries Friday. Thoroughly fed up. Now need this to sell as tenant has given notice and I’m on unpaid maternity leave and we are looking to buy where we live. Can’t take any more stress and just feel like it’s never going to happen. They constantly say my lawyers aren’t replying but then when they do, radio silence and we have to push them. Typical fucking lawyers.

@cathybates sometimes I swear solicitors must have special modules at university in how to stress out your client, how to take your client to the insanity precipice etc etc

We are all go with our buy now, solicitors auctioned on both sides, survey booked and mortgage offer applied for. Going to the house on Saturday for a second viewing and to see if we want to buy any furniture as dear old lady moving from 5 bed family home to 2 bed bungalow. Still can’t get excited about it and keep checking Rightmove in case I need a plan B.

@Didicat you are SO right. I think it’s only property lawyers who get those modules though as I’m a lawyer myself (though am always of the view of “bloody lawyers” as I don’t like them - I’m not what you’d call a typical one)

Yikes, what on earth for? Our vendor has a query about a garage (not sure what, perhaps it isn't appearing on the deed or something) but I was hoping to wait a few weeks for it to be sorted!

My solicitor did tell me, I can't remember, nothing earth shattering. We put in our offer 7 months ago, cash buyers, no chain.

I have cried many tears of frustration, it's very hard to feel so powerless.

The silence is the hardest, no updates (because there's nothing to tell us).

Got a call this morning to say that our offer hadn't been accepted and they'd 'gone with someone else'. I asked for a bit more detail and the EA lowered her voice and almost whispered 'I can't really say anything but it's complicated'.

So of course it could be all bullshit but I have a feeling we might have dodged a bullet Hmm

Three more viewings lined up this weekend, including a 2nd viewing on the very first house we saw and I've not stopped thinking about. DH wasn't as keen, he really loved the one we've just lost, so we shall see if a second viewing does the trick...

There have been emails flying back and forth all day but as yet we are still waiting for confirmation that exchange has finally taken place. We are all set to complete tomorrow barring any last minute hitches, which wouldn’t surprise me given how bumpy this last few months has been. Feels strange, same as someone upthread said it’s the only home the DCs have ever known and it’s weird that it’s finally coming to an end. Looking forward to a fresh start however, it is needed.

I really don't think that is true. Friday is a common day for completion, but exchange happens at the earliest point all parties are ready.

If everyone is ready on Tuesday afternoon I don't know a single solicitor that would wait for Friday to exchange.

@HouseStuff123 make a lot of noise at your solicitors, make sure they sent the searches off at the right time, they are so busy at the moment I’m sure things are falling through the cracks.

We are now in the boring bit just waiting for other people to do their work, 19th for a survey.

I really don't think that is true. Friday is a common day for completion, but exchange happens at the earliest point all parties are ready.

If everyone is ready on Tuesday afternoon I don't know a single solicitor that would wait for Friday to exchange.

Perhaps this is the EA tendency to lie for no good reason whatsoever, but it did make me feel better. As it turns out our buyers deposit is delayed because of anti-money laundering checks. I was seriously worried they had cold feet and were going to pull out.

@Thingsthatgo I keep finding sentimental stuff whilst clearing out and it is emotional to be leaving!

@Didicat your comment about special modules... Grin

I have a knot in my stomach the size of a football.
We were pushing for exchange today before we sign an agreement on a rental property for 6 months tomorrow ( we haven't found anywhere to buy)
Landlord is now claiming he never agreed to a 6 month let and it's 12 minimum.
Funny that...... we had arranged to pay 6m upfront and pay their relisting fee in order to get it for 6 months 🤷🏻‍♀️
Why the fuck would we be forking it all out in advance otherwise?
Absolute arse.
So completing on 26th
Nowhere to live.

We finally heard from the awol solicitor of the first time buyers today!!! He was having a meeting today with them and everyone us working towards Exchange tomorrow!! I'm not holding my breath as its been weeks and weeks of this and something new always comes up!! My lovely mother who we've temporarily moved in with to break the chain, has put the prosecco in the fridge 'just incase'. I'll keep you posted...

Hi all!

We saw our house today. It was accidental - we weren’t supposed to be looking until our flat sold, because flats are not selling well around here right now, but I sent it to DH and he couldn’t stop thinking about it. It’s not a “him” house at all; but we viewed it today and he loves it.

So we’re putting an offer in first thing, and the photographer is coming to take photos of our place tomorrow. The vendors haven’t found anywhere to move to yet either, so we’re hoping they’ll be okay with us not having sold yet, and we can offer asking. AIP is all sorted.

Nervous and excited and scared. Any tips?! DH has bought before; this was his flat, it’s my first time.

DH reckons we could be done before July if all goes well. I might try and temper his expectations there 🙈

We've got our mortgage offer back now, one more thing ticked off the list. Survey happening next week.
Next thing on my list is to continue decluttering - I am determined to move with as little junk as possible - and then it's the weekly email to the estate agents to update progress/chivvy everyone along.
We have a few jobs we want to do pretty much as soon as we move in, so I need to get tradespeople round to measure up etc.

So pleased it's finally come together for you, @ldnirish! It seems the fear of everything falling apart is a very common one, so the "it all worked out in the end" stories are really good to hear.

Oh no, @HumourReplacementTherapy - that's really taking the piss! Did exchange go ahead, or can you delay it a bit and buy yourself more time?

Hi everyone 👋. New to the thread so trying to work my way through all of the posts 😊. Our house went on the market last Tuesday evening,accepted an offer on it on Monday morning. And then I had an offer accepted on a house yesterday for me and my daughter 😊🤞. Hoping that everything can be completed by the end of June for the stamp duty holiday. To make it more troublesome though my husband and I are currently divorcing,we are being amicable at the moment and both want it all to go through as quick as possible. I am really worried though that the divorce could hold up the house sale and purchases and obviously the chain. 🤞🤞
