Query re cash buyer

After a recent long six months plus of buying and selling, we are happy in our new home. However I now have to sell my late father's bungalow, I am the executor. We have accepted an offer from a cash buyer, and I'm wondering how long this would all take to go through. I have probate and estate agent and solicitors all have a copy. Do they still require searches etc?

Usually they would do searches and surveys, unless it's an experienced developer who can do his own survey so to speak (or bring his builder along). Quite unusual not to do the searches. My buyer's searches took 5-6 weeks, it's slow currently.

We've been cash buyers and were strongly advised by our solicitor to complete the searches anyway - the thinking being that we would then be prepared for anything that might show up when we were ready to sell. We did skip the survey though - we're fairly experienced at what to look for and were happy to take a risk on anything we might have missed (tbh we were expecting to renovate everything so it was a nice surprise when we found a couple of things that didn't need doing!!)

I'm a cash buyer and had my searches done, as well as a full structural survey on a 1930's bungalow. I am very keen to exchange as I had hoped not to pay yet another month's rent, but sadly my vendor's solicitor had tested positive and lost us seven weeks of conveyancing.
