Anyone else cutting it fine with Stamp Duty...?!

Sold our house in October, found a house, got mortgage approved in early November, then our sale fell through. Managed to find another buyer by mid November. All seemed to be moving forward and then we’ve hit some paperwork delays now right prior to exchange - (someone lower down the chain requires another survey, obv they’re very busy so will take another week) and getting very nervous about meeting deadline as we’ll have to find another £15k if it doesn’t go ahead before 31st March. We will be able to ‘find’ the money, but am worried the chain will just collapse if we don’t hit the deadline. Anyone else in the same boat?!

Oh no virtual hugs surely some reform is necessary to prevent this!

catwithflowers · 02/03/2021 21:43

@Whattodo121 ☹️☹️☹️. Really sorry to hear this.

catwithflowers · 02/03/2021 21:44

Where were you in the chain and how many people are in it?

Tartyflette · 03/03/2021 09:20

So sorry Whattodo121.

Whattodo121 · 03/03/2021 10:27

The house below us in the chain had some historical subsidence issues, and they were being exceptionally obstructive to the people trying to buy it! Wouldn’t allow access for surveys etc etc, the buyers for that house have understandably had enough, so our buyers have now pulled out. Our vendors have agreed to wait for us as long as stamp duty deadline extended. We’ve got two viewings today so am cleaning like a demon as obviously house in chaos as we thought we were moving next week 🤦‍♀️ We are half packed/boxes and crap everywhere

Oh no @Whattodo121
I'm so sorry. Fingers crossed, it's a sellers market and I'm sure you'll get an offer quickly.

catwithflowers · 03/03/2021 11:29

@Whattodo121 Very best of luck. I really feel for you. Buying and selling is extremely stressful anyway without last minute major hassle ☹️. Everything crossed for your viewings today 🍀

Anxiously awaiting Rishi Sunak's announcement at 12.30. I know we are all pretty sure about the SDLT holiday extension now but I need to hear it from the man himself 😬

catwithflowers · 03/03/2021 12:58

YES!!! Its official! 😃

catwithflowers · 03/03/2021 13:00

@Whattodo121 that gives you almost three months. Really hoping you have some good news soon 🙏🏻

catwithflowers · 03/03/2021 13:01

Four months, sorry 🙈

Whattodo121 · 03/03/2021 16:30

Now we’re getting pressure from the top of the chain - they’re threatening to pull out 🤦‍♀️😬 I basically feel on the edge of a panic attack. However we’ve now got three viewings booked on ours so let’s hope one of them puts an offer in. If we lose the house we’re hoping to be buy then sod it we’ll pocket the equity temporarily and move into rented so we can pounce when we see the house we like, even though we’ll then lose the stamp duty holiday. It is good news it’s been extended tho Smile
