Windowless utility room? Piglet John?

Hi, we currently have a small utility room (1.2m x 3m) on an external wall. Houses boiler / WM / condenser TD & used for storage / to dry wet clothes that can't go in the TD. Has a small window which is almost always open (apart from when we leave the house, obviously). No problem at all with condensation / damp etc.

About to extend along that wall so we will block up the window (it will be a study on the other side of the room). Played around with all sorts of layouts - long story short is that it costs too much / can't create the space to move the utility so its staying where it is - without the window. Its not ideal and definitely my reluctant to compromise to get the other things I want.

I've read through a few posts talking about powerful extractor & links for products. Is this going to be enough or do I need to think about other stuff too (dehumidifer etc)??

Also thinking about an LED panel for lighting (recessed into ceiling) to pretend there's some daylight?

Any advice gratefully received!

I think it will be sufficient to add a small modern extractor fan to remove the water vapour from your drying clothes.

The Envirovent SIL100T Silent 100 with timer is good value, it is the same company that makes the excellent Soler & Palau and appears identical. Around £35. Very quiet. The duct (rigid please) can be run between the ceiling joists if this is planned in before build, tilting slightly towards the outside so condensation runs out.

As you have no window, you could wire it to come on with the light switch, with a 30-minute overrun. If you have a LED lamp in the room, of around 1200lumen, it will be well lit but the total load will be around 25 watts, which will cost about 0.4p per hour in electricity (approximately nothing). I recommend leaving it switched on all the time the washer and/or drier is on and/or drying washing. I don't think humidity sensors are much good. You can have a small radiator with TRV under the airing rack if you like.

We have a small windowless utility used in a similar way to yours - w/m, t/d and drying rack for clothes that can’t be tumble dried. We have an extractor fan that comes on with the light - I tend to leave the light on when tumble drying. We tried it humidity controlled and it didn’t work (tended to respond to humidity outside rather than in the room). Now works fine, no mould or damp issues.

PS the only thing to add is I have an override switch for the extractor so I can turn it off when I’m in there folding etc - as I hate the noise even with a quiet extractor. But that may be just me.

the one I mention, you won't notice.

It will need a 3-pole isolator for cleaning and maintenance.
