We’ve put an offer in on a house!!

DP and I have just been to view a house that we both really like on for 200k. The lady showing us round said she’d been showing people round all morning and there was already an offer. We thought maybe this was just her telling us this to get us to act quicker as the house was put back on the market due to a sale falling through. Yet when we were leaving another couple pulled up to view! We put in an offer £5k below asking and now I’m just feeling down that we probably won’t get our offer accepted. We are in a good position, big deposit and no chain but maybe we should have gone in at a higher price. I guess we will just have to wait and cross our fingers/ toes 🤞🏼 Has anyone else been in a similar position re offers when buying?

Good luck. I think 5k below asking is not unreasoble. Let us know how it goes. I think beyond 10% is unreasonable and thats like 2%

Thanks ☺️ That was our train of thought! I’m just hoping we hear back soon either way really! I have no idea how long these things take. I guess we just have to wait and see but I’m not good at that I want to know ASAP 😂

We walked in an loved it. There were viewings immediately after.

We put in full asking. Accepted.

Turned out 4 others also put in offers very close to full asking but obviously hoping to negotiate, but we were only full asking.

We loved it. We could afford it. It was perfect for us and after hundreds of hours of research we knew it we fairly priced

Don't worry. If anybody offers higher than you agents will see if you want to up your offer.
Remember if you don't get it. Things happen for a reason and there is obviously something better around the corner.

It came on the market on Thursday (we called them to arrange the viewing and today was the soonest they could do it). I guess we will wait and see if we get contacted to up our offer or not. I hope it’s within the next few days either way. I’ve planned a busy few days to keep my mind occupied 😂

I said this to my DP. If it doesn’t happen then it wasn’t meant to be. We just looked at more properties for sale in the price and of 190-220 and there is surprisingly little in the area we would go for. I guess that’s why this was so popular! Does anyone know if having a big deposit works in our favour? They seemed quite focused on this as well

Being chain free is in your favour.
Have you got a mortgage in principle?
Being what is known as ‘proceedable’ is often worth a lower offer to the sellers.

You don't always accept the highest offer. It depends on the overview.

Can't believe how many people put in offers they can't follow through with.

When we sold our last house we had five offers put in the same day. We went with the second highest offer as the buyers were first time buyers and we preferred to sell to them as opposed to developers (all other offers from developers as was in a student heavy area). So as pp not everyone goes with the highest offer

We had a chap looking at our house and he said he was a cash buyer. What he actually meant was he needed a mortgage but as it was HIM there would be no issue with the application (in his humble opinion of course!).

We had a very good EA who found out within a day. When we sold my DF house we had a women who said she didn’t have anything to sell but she didn’t mean that....her own house was on the market and she knew it would sell quickly so as good as!

We’ve got a MIP and sent over proof of our deposit to the estate agency too. I was hoping that us being in almost a perfect position (except if we were outright cash buyers) would appeal since they’ve already had buyers back out!

That’s ridiculous, wastes people’s time. It should be more difficult now because of covid but if all they wanted at the time was an MIP not proof of deposit it’s very easy to fake that

This is good news and has given me some hope, especially since I’ve seen it mentioned a few times!

In my opinion there’s just no point in lying, I’m not that clued up on everything (my DP is much more than me thankfully), but surely it all gets found out and is just a waste of people’s time!

Yep! A good EA will ask for proof of funds and you shouldn’t take off the market until then. However if someone is hesitant then keep marketing it.

There are some shocking time waster around
