Is £50k a reasonable budget for a loft conversion with 2 dormas and a velux window?

Obviously we’re home way too much and now want more space. I’m thinking we could put the stairs in the smallest bedroom. House is 17 years old and detached. We’d want a bedroom and walk in wardrobe (no bathroom as we have enough to clean already and I think that would put cost up too much but could be swayed).

Does anyone have any experience? I don’t know anyone who has done this so I’m wondering if it’s harder than I thought.

No advice re pricing I'm afraid but I'd be cautious of having stairs from the extension going into a bedroom if you can avoid it. We've been house hunting for a while and we've only seen it a few times in the last 2 years but it's been a deal-breaker for us, and the properties have stayed on the market for ages unsold. Obviously this is somewhat irrelevant if you think you'll stay there for years and years to come or if you decide to turn the smallest room into something other than a bedroom but thought I'd share my experience as a buyer!

@mummabubs the small bedroom could become a dressing room or be opened up as part of the landing. Although the house would still have 4 bedrooms it would increase the size as one would be in the loft. I’d never advertise a room as a bedroom if it had stairs in it but sounds like some people do?!

We had 'stairs over stairs' arrangement and didn't lose the box room.

I don’t think our landing will take stairs as they go up the middle and there are 2 bedrooms either side.

Yup, we've seen a properties advertised as 4 bedrooms that literally have the staircase plonked next to the bed in the third room during our search! Sounds like you've got other options though 😊 Good luck with your build!

Whereabouts in the U.K. are you and what sort of m2 are you talking about?
We converted 4 years ago and ours is an 8m dormer, 4 velux, 3 bedrooms and 2 bathrooms. Plus large glass triangular window. That was around £70k

We’re south west in a 4 bed detached but measuring the height it’s 12cm off the minimum height so we’d have to raise the roof. I think that’s going to prevent it being viable.

The bathroom up there is a must IMO, you’ll alienate a lot of (future potential) buyers without one. I wouldn’t want to sleep on a floor where I had to run down the stairs to go to the loo in the morning.

Our loft conversion (stairs over stairs) with bathroom was 40k plus bathroom fittings

I really don’t want a 4th bathroom to clean and plan to live here for the next 20+ years so need it to suit our needs not a potential buyer. There’s 2 bedrooms with en-suites.
Sadly loft is 12cm too low so I think it’s not an option.
