Single storey extension

Yep I know there's lots of threads on the subject as I've looked and that's what's got me posting! Lol

So we'd like to do a single storey extension on our terrace house. We are in essex.

Size of extension would be about 6mx3m so all within permitted development. We just want to extend across the back move our kitchen into the extension and then add a utility room/downstairs loo roughy where our current kitchen is.

Just been looking at other threads and the costs people are quoting for a single storey extension is astronomical!! If it's gonna cost us like £70,000 then there is no way we could do it and financially it wouldn't make sense to do either!

We were hoping it would be £40-£50k inc kitchen etc

Are we living in dreamland??

Ours to do similar is £70K but it requires underpinning,
and a big steel, demolition of an outhouse and a new door opening made in a really solid wall - some paving outside and is slightly larger.

Also we are having 2 sets of big sliding doors.

That doesn't include the kitchen, light fittings or flooring. (Which I'm currently being seriously shocked at £20K for something I thought was a fairly standard kitchen).

So it kind of depends are you comparing like with like.

We also paid someone to draw up plans as we are in a conservation area and needed planning.

Oh and ours doesn't make complete financial sense either, but we like the house and location, and are thinking of it as a lifestyle choice (hmm).

Ours is about five years old now and cost us £30,000 for approx 8mx4m single story extension up to first fix. It included a knock through of about 4m to create open plan liviing space. And plumbing for utility room and downstairs wc. We made our own kitchen, decorated, supplied and fitted internal doors and flooring ect

@stormelf yours sounds more like what we are planning on doing.

I love our house and could probably stay here indefinitely. DH would like to move at some point in the future.... but we've agreed it won't be till DD moved to secondary school... she's only in reception now.

I think even if we could afford £70-£80k I would struggle to convince DH it was worth the money.
Personally I would rather spend more money on an extension and stay put then move and spend the money on moving fees and bigger mortgage.

We're planning a similar size extension involving knocking through our existing kitchen/living room into open plan space, our quotes so far have ranged from £48-70k inc VAT but only for the shell not including decorating, flooring, kitchen and we're in the West Midlands so prices are supposedly much lower than the South. We were initially thinking £30-35k plus kitchen etc but sadly builders appear to be a lot more expensive currently. We're looking to keep our non-build costs as low as possible sourcing bi-folds, kitchen, ufh etc ourselves as builders seem to add a mark-up on these plus we're hoping to have a friend of my partner's do our build and getting in some of other trades ourselves (electrics/plumbing). It'll likely be a lot more stressful but we'll be able to save thousands.

To add, it may be worth getting someone out for a rough quote based on what you plan to give you an idea as to whether it's worthwhile. Mind you we did this before we had our plans drawn up and planning application submitted (ours fell outside of permitted development due to our existing extension) and he quoted £35-40k plus VAT but when he came to tender with our final plans he was intimating £60-65k plus VAT so a massive difference even though our rough plans hadn't changed.

We're in Essex and were quoted £50k for a kitchen extension of 6m x 4m. It would need a steel putting in. Kitchen would be extra.

Well we may just be replacing the kitchen then 😭😭
Just don't think DH will go for it... if we could even get the money on the mortgage.
