My house is going on the market next week, my last house sold on the first viewing but I'm anticipating with the current situation, that maybe not being the case this time.

Any tips for selling/viewings? Other than the standard making sure it isn't a shit tip and that it smells nice and homely Smile

De clutter and de clutter some more!

If you have parking then move your car/s to accommodate them, and if you're showing them the house then stay out the way, it's so annoying and off putting when a vendor glues themselves to you.

Try to view your house as a potential buyer. Is there anything letting it down? Any jobs that need doing and stand out? Make sure it's clean and tidy. Don't use air fresheners, etc as they make people think you've got damp or another issue. Have doors open and lights on.

Hadn't thought about moving my car to be honest as it's a small close with ample parking, but I'll stick it out the way just incase.

Ive given DH a list of things to do tomorrow - just niggley things like touching up the chipped paint at the front door, fitting the new letterbox I bought weeks ago and cleaning the carpets!

Declutter, clean and tidy. We’ve viewed loads of houses recently and most vendors are doing their own viewings, we liked it best when they gave us a quick tour and could answer any questions, then let us look round on our own for a bit.

Put as much stuff in cupboards as you can, and bin bags in the car if you need to. Think coats that normally hang in the entrance/boots/stuff on top of wardrobes etc.

If you have pets, I don’t want to be seeing or smelling them.

Every house we viewed with pets left me feeling gross afterwards (allergies). The house we finally bought had a dog and we didn’t even realise until later because there was no sign or smell of it.

Oh also the parking car elsewhere is a great tip; hassle to park my car would put me right off any house.

My house is pretty clutter free already luckily, so it won't be too much of a problem for any bits to go in the car.

I have 3 small dogs and I can't put them outside as I have a cat flap they all fit through, but they'll stay in their beds if told so hopefully this won't be a problem!

Any tips for pictures going on Rightmove anyone?

Has the photographer been yet? Mine told me to put everything away, and it made such a difference! As it’s just photos any clutter can go inside cupboards, wardrobes, etc also filled up the car with clutter whilst he was here. Clear worktops, hide everything in the bathroom eg shampoo and toothbrushes. Make beds with coordinating bedlinen. Open all the curtains fully and turn on the lights.

Definitely remove evidence of pets for the photos although tbh 3 dogs at a viewing might put me off. Any chance you can get someone to take them for a walk for 30 mins? I would and have also asked an honest friend to tell me if my house smelt of pets and if so invest in air fresheners. We recently viewed a house where the vendor had a huge dog and it stank.

No pictures just yet, I've been looking at ways to make my bed overly neat and how any tips on arranging rooms. I'm going very overboard according to DH.
I cant get anyone to walk the dogs, my DH will be at work and DC not old enough to walk them alone. I can't get anyone to check the smell of the house either because of covid, although I'm positive MIL would have told me the last time she was able to visit if it did!

Can you ask the agent to do the viewings? I think a house with three dogs, you and the DC inside could make for a fraught viewing. I’m surprised this isn’t protocol to be honest.

fix stuff and do those outstanding jobs as is the plan. It is worth making beds tidily and making sure clutter doesn't show as it shouts 'not enough storage'.

3 dogs is going to put some people off but there's not much to be done about that. More honest that people know you have them, but keep them out of the way and under strict control.

of course if your viewers also have dogs, no problem.

Take kids and dogs out for a walk and get agent to do the viewings.

Viewers will give more honest feedback to agent than you - they will just say thanks and leave.

Agents aren't willing to do viewings under current circumstances.

I have 3 small dogs who will not move from their beds if told, I'm not at all worried that this will affect viewings as they won't approach people. If people are put off by dogs living in the property previously, this would put them off whether the dogs are here or not.
