Ok.... please be gentle it’s my first post and I’m on the verge of tears at my stupidity.

Moved into a 1960s house three years ago and today I was outside chatting to our elderly neighbour, during conversation about our back garden and me saying we were thinking of patioing a section of it she said don’t be surprised if you hit concrete because a hole appeared some years ago - it was at this stage my face started to sting and go red. Turns out she couldn’t recollect what the problem was but the owners had archeologists and all types of specialists to look at it and in the end they filled it in with concrete. I’m surprised it wasn’t in your searches she says..... I feel like I’m about to pass out, so I politely and promptly finish the conversation thinking oh f*ck and run inside to find all the paper work.

Hunting through paperwork and I find the homebuyers report. Under section 6.2 I see it..... I’m gutted, I was too excited, too eager and I missed it and now I don’t know what to do.... does anyone have any ideas what I do next?? Am I sat with a house worth nothing? Houses five meters from us have been bought and sold recently - I would think something like this would turn up on their searches.....or maybe they were too lax in checking the details like me.

Any advice would be appreciated I feel lost Will try to add the page in question here.

Thank you

If it’s been filled in with concrete, what’s the problem ? Surly concrete is more stable than what was there originally ( clay, soil )

I’ve been reading some nightmare stuff on the Internet - it’s made me paranoid, obviously I’d like to think you’re right in your response Grin the thought that your house could be worthless and your retirement aspirations suddenly come crashing down.... is pretty depressing, not helped by a red wine hangover and a bit of Sunday’itus - I love the house but it’s not the forever home.

Thanks for replying!
