Neighbours garage attached to ours - rights?

Hi
We have a strange set up, our property and neighbours were originally owned by a company who gave their employees accommodation. The land was split when sold privately, but the garages are on 'our' property, with access rights, to neighbour for their garage.
Garages are joined but only our garage is attached to our house.
Here's the problem - the neighbours garage has the drainpipe / drain hole for the joint flat roof. It's broken and not draining properly. The neighbour rents the house so never comes around, and the tenant doesn't use or have use of the garage.
The soffits/ fascias are starting to fail on neighbours side where the drain problem is, which will ultimately affect our side. The water is backing up and pools on his side, but gets really full in the winter (evaporates in summer) and it starts affecting our side

We've asked him and he ignores us. We will eventually need a new joint garage roof, he actually needs a new roof, window and garage door but that's another story

Are we at liberty to pay for this or half or is it his problem as it's on his side?

He's a difficult man, it took him 4 months to get rid of a wasp nest that was in the roof and wasps were by our front door. He is so bloody slow about everything too - he's also bound to sqyinney about everything including our new extension flat roof that he thinks is causing the problem, it doesn't it has its own drainage system all around and is about half a metre above the garage roof, set back - we have evidence it's been like that for years, way before our renovation too.

What a mess! We can't get in with it as it's his property. We don't want to get suckered into paying for his mess, but if it's joint responsibility by law that's different but that's one of my questions here

Then there's the crappy fence he's not fixed yet - a year since the man renting the property asked for it to be fixed as it's unsightly, broken snd a bit dangerous

Have you got legal advice as part of your house insurance? If his property is affecting yours they may be interested and able to help....or certainly give some advice?

But yes, I do think legally he can be made to do something. Years ago the council sent me an enforcement letter for a house I’d inherited saying I had 14 days to sort out a garden wall.

Regarding the fence - unless it is written to his deeds he may not have to do anything. In that situation I would have my own fence put up on my land at my cost and just grudgingly accept it. It's not fair I know. [miserable face]

Our garage joins our neighbour but she’s useless so we got the gutter guy to fix a couple of issues on our own house as well as neighbour’s garage gutter as it was pulling our gutter down. I haven’t told her we’ve done it but I did mention 18 months ago it was in need of attention. I wouldn’t be so inclined to pay for the whole roof for her though.

Thanks @m0therofdragons - I don't want to pay for his roof or guttering either lol 😆 I guess the drainpipe does serve our part of the roof, albeit on his side, so probably both need to pay that cost
