Garage conversion, building regs?

We are planning to part-convert a double length garage to a much needed office space. Our usual builder is insisting on building regs drawings so he can quote accurately!? Can any one tell me rough costs of garage conversion please? Assuming you don’t need detailed drawings to get a quote? Hmm

Ball park figures... £6k for converting a single garage and £12k for converting a double garage. But your builder is right, accurate costs will derive from BR drawings. The conversion may also require Planning.

We spent £13k last year converting our single integral garage into a utility room and study (SE). Never had plans drawn up. The local building inspector did make us change something after his visit, we needed a suspended ceiling and extra insulation, which was an additional cost and would have been better to have known about from the outset to save having to redo ceiling work that had already been completed.

Thank you for your thoughts! We do actually need planning permission in our case, but was hoping we can save us in building regs drawings so we can put that into the built itself! Confused it all add up. We just want an additional study/office as me and DH work from home, so nothing fancy really!

Regardless if it’s going to be ‘fancy’, you’ll still need to meet and comply with the BR’s. What you do to and use the space for internally is up to you.

Yes, no saying there is no need for BR! 🙈 just that we rather go down the building notice route so we don’t spend much on the drawings themselves...or are there no cost savings either ways?

Ours was £60k but included a lot of structural work as we knocked through in to the house, an entire new floor and a new roof. It also included 15k kitchen.

Oh wow, I am sure it was worth it at the end with a new kitchen and all! We are hoping that we won’t get past the £10k mark if possible Smile

The money you save on BR drawings may end up bumping up the overall price as the works would depend on the builders’ knowledge of the requirements. If you’re going down the BN application route, your ‘usual’ builder will not be able to quote. Or are you looking at going elsewhere anyway?

I am contacting another builder for a quote. To be honest I was thinking of going elsewhere anyway as our usual builder, while he is quite good, he is unbelievably slow. It took him 6 weeks to do a standard bathroom renovation (small family bathroom). And really don’t want things to drag so long this time. Hmm
