Glass extension

I have a small Edwardian terrace with lots of original features so I want an extension to the rear which is in keeping. I don’t want a conservatory because there would be no flow with the rest of the house. I don’t want a bog standard box with tiled roof and two veluxes. I think an orangery would be over the top. However, would a simple extension with brick side walls and either a lantern roof or a sloping glass roof with bifold glass doors to the garden work? We are north east facing so need to maximise light. If we went full width we would have to move the soils pipe, down pipe and outside drain so don’t know if that would be a huge expensive problem.

Without any pics it's hard to say.

Brick side walls, full sliding doors and a roof lantern would probably suit you fine.

You might need permission to move the drain but it could be worth it.

I would look at other successful extensions but yours sounds fine to me. I thought you were going for a glass box from the title! Whatever you do, make sure heating is efficient and there’s good ventilation.

We are getting this done. Putting in a brick walled extension with 2 lanterns and sliding doors in a right angle at the end.

It's in an L shape off the back of the house.

It's costing about £80K for just that bit. There's a lot of underpinning and a big steel to hold up the back of the house.

But we'll have a decent sized kitchen and a view of garden - neither of which we have now.

We got an architectural technician to draw up the plans.

Have you got access to back of house other than through the house? That's an issue for bulding.

I wouldn't use a technician but a good chartered architect if you don't want a bog standard box. You'll want the space to flow and work well with the original features and you need someone with a good eye for design to achieve that. I think brick side walls and lantern sounds lovely, there are also various options for glass roofs that can bring a lot of light into a space. Pipes and drains can be moved more often than not, it might cost a little more but I don't think it would be a huge expense, maybe a grand or two more, but certainly worth it if it means you can get the space you want.

Something like this might work, depending how long your extension is (there will be a limit to the span of glass - i reckon this looks about 2m). I'm planning on doing something like this to my new house (hate bifolds but love the modified critral look).
