It’s all going tits up. Our purchase isn’t looking likely to go ahead due to probate delays. Our buyers seem committed and want to complete by 31/03. There’s a new build that is an option for us but the earliest it will be ready is May.

I’ve had a look on RM and there are no short term rentals. We also have two dogs which I only imagine will make this harder. What do people do?

How do we find a ST rental? Would a furnished holiday let be an option and could they open to us on a pandemic?

I've heard of some people doing air bnb, put your stuff in storage and stay with family? We managed to rent through DH's work but appreciate that's rather niche!

I wish we could but we live 300 miles away from family so it’s not an option.

You probably will have to swallow a 6 month rental. Most will accept a 12 month with a release cause at 6 months. Having dogs will limit your options. We luckily found a house that was advertised for just 6 months (owners usually live there but had extended trip overseas).

You could try Airbnb & negotiate a lower rate. Airbnb can't be let atm for holidays but they can be used in the way you are looking for.

There is the possibility that your move into your new property is delayed and so for peace of mind going into the 'normal' rental market for 6 months might be less stressful (and cheaper) in the long run.

No AST letting will take a short term as 6 months is the minimum term for serving notice. Air bnb is your best bet.

We did air bnb for ten days recently due to hitches at the end of the buying process and was fine if overly expensive.

A six month rental would give you breathing space and might end up being not as costly as losing your buyers.

I think the stamp duty holiday is going to be extended until at least mid May. It's in the newspapers this morning...

the reason it is so difficult to find a rental in your position is due to relatively recent tenancy law changes:

  • deposit capped at five weeks rent, higher deposit for pets now illegal.
  • no fees to tenants for tenancy setup.

both of these, while laudable in their intention, were not thought out properly by the campaigners. Hence the measures strongly discourage landlords from taking on short term tenants or those with pets. In practice minimum rental term has been six months for years, as noted above, because it is impossible to evict earlier. Hence landlords may as well try to get the tenant to commit for six months even though payment is never guaranteed.

The solution for pets is to offer a higher rent, of course you don't get that back if there's no damage.

pet friendly air bnb is probably the best option. Plus the storage costs for your stuff.

When we were looking for an apartment with cats a couple would do a 6month break clause. This apartment is 12 months. However, I offered additional pet rent to get us in.

We tried to do air bnb type but couldn’t find a suitable property. Family house rentals also scarce and they were minimum 12 month no 6 month breaks. We did try! However we learnt about early surrender option and prepared to take the risk of paying rent and remarketing fees as we think the house would rent quickly. As it happens we’ve been here 6 months already whilst waiting for something to buy 😔

Such a nightmare, no idea what to do. Been to look at a new build today that we could move straight into in March. Smaller property but beautiful - and finished, and no probate/stamp duty to worry about

We had a tenant who was between houses. He signed a 6-month AST but we mutually ended it after 3 months when his new house was ready on the condition that he paid the fees for getting a new tenant. It was still cheaper than 3 months' rent on a house he wasn't going to be living in.

We put everything into storage, and planned to stay in AirBnBs but ended up staying with family 50 miles away. It's been pretty stressful! Best of luck.
