Couple of questions was hoping mumsnet hivemind with, particularly if local and know the area (we don't really as we are hoping to move up to around the area from south!)

Firstly- what would you pay for lot 1, lot 2 and both lots? It says offers over so I guess they are probably expecting a lot of interest. We would probably be looking at just the house (lot 1) but not sure about

Secondly- anyone experienced informal tender process? What's the best way to approach?

Sadly, I'm sure both questions will end up moot as I imagine the whole lot will probably go to a developer...

Might not go to a developer as they would need a change of use from the paddock to use for building on.
Informal tenders are just that - make your offer however you like, it's used to weed out the poorer bidders before probably going to final sealed bids ...

Having had a proper read through I'd skip it to be honest, unless you buy the whole lot someone will be developing something on your doorstep. The house does look lovely to me though

Just check where HS2 is going John Bishop sold his house in whatcroft due to that.

Ah didn't think about that re HS2. Yes we were thinking about the issue of someone spending two years developing something on doorstep if you only go for lot 1. We have a budget of about £925k max so much as I'd love to offer for both lots and eventually build the barns for parents as they get older thats not really on the cards - somehow doubt offer under cost of both lots together would be accepted!

agree with above and would definitely skip it. HS2 looks to be incredibly close checking it out on a map.

Its beautiful but as pps have said, HS2 and development of the 2nd plot, plus all the adjoining land in the future, would be a real concern.

I hadn't even thought of adjoining land - I suppose once you've got one group of properties it becomes that much easier to then get change of use permission for adjoining land?

Yes, I would think so. I also think some land / property around the planned HS2 route is likely to have been acquired under CPOs. If HS2 doesn't happen, it will be sold off again no doubt to developers.
