If you had work done to your roof/new roof how much did it cost?

We’ve had 2 wildly different quotes for the same thing.

To remove all tiles, then felt line, re-batten and then replace tiles. Replace lead flashing to chimneys (3)

One came in at £6000
Another at £9250

I have no idea if one has substantially underestimated and the other is correct or the higher one is well over the normal price.

We are not in the South East for context. We are still waiting for the 3rd quote....

Is that with scaffolding? I'm in the SE and ours is costing close to 12k with scaffolding

I'm in the Midlands and it cost us £10k to re tile a 4 bed detached house. That was with scaffolding.

I used to be a maintenance manager for a lettings company, the higher of those 2 quotes sounds about right for what you describe.

Re the lower quote check for the following...

Does it include skip hire 9ncludong any council permits required
Does it include scaffolding or are they planning to reach off a tower
The big one for me would check they are replacing with genuine lead and not the fake stuff. The fake stuff is OK, but it doesn't last as long. Is easier to damage etc

What guarantee/insurance is included with both?

It’s a 3 bed smallish house (detached) for context. Yes it includes scaffold.

The cheaper quote is a roofing company
The expensive quote is a general builder.
The last quote we are waiting from is also another roofer

Next door to me paid about 6k in London to remove tiles, re-membrane, and replace with about 10% new concrete tiles.

Small terrace, they used scaffolding, but were cowboys. I think it was a cash price (so no vat or warranty I guess). No cover and left just the liner over night. It rained, which caused a small leak in my house. They put their foot through the ceiling, then denied initially before then agreeing to fix. They broke my tiles and messed up the guttering, causing a leak. They dropped quite a lot off the scaffolding. The new tiles don't lay flat.

So some things to check! Make sure they have insurance to cover issues.

Hmm, I’m about to have mine done with new tiles (only Marley modern edgemere though - not real slate) and it’s costing 12k. Mine is a large 5/6 bed - 4500 square feet

Ours is 1000sq ft and tiles to be re-used to perhaps the £6k quote is not far off compared to yours?

Edge of South London, small 4 bed semi. Remove old tiles and felt; all replaced with brand new plus they did our loft insulation at the same time as access was easier from the outside! Price included scaffold and skips. £9500. Used a well known local company; wasn’t the cheapest quote but had the best reputation.

Actually mine also includes chimney repointing and some render replacing plus all new fascia soffits and guttering

One tip I was told was to make sure they carry a warranty. Which has made me go with a larger firm about 10% more expensive but fully warranted, the smaller builders don't offer that.
