Porch - keep or demolish

Im going to put my house up for sale in the next 12 months or so (see my other thread about how much I love it...........). On the back of the place is a brick built porch coming off of the kitchen and leading out into the garden. Its approx 5ft by 7ft in size

Its good points are that its a bit of extra storage, and erm.....and erm.....and erm......... You can keep a freezer or tumble dryer etc out there, and it has a few cupboards.

Its bad points are that its single block with no damp course, its damp, its cold, it has single glazed wooden windows/door, and it isnt really very pleasant on the eye if Im honest.

What do I do with it? Would any potential viewers be bothered? Do I tart it up (Ive gone down that road so many times before, yawn.....), or demolish it and put the house back to its original footprint?

Getting rid means I have to do something with the back wall of the house where the porch stands. The house is pebbledashed and I`m not sure that the colour is still available, so am stuck on that issue.

Don`t know what to do, opinions please?

I'd keep it and as a potential buyer I would see it as a bonus place to kick shoes and coats off when coming in from the back garden.

I don’t see the point in demolishing perfectly usable storage space tbh, particularly since it’s at the back and so not an eyesore which greets you before you’ve even set foot in the property.

For marketing and viewing purposes you can stop it being damp and cold by fitting a small electric wall heater, then give it a coat of paint inside and dress it as a basic utility. It at least demonstrates what it could be used for.

I hadn`t looked at it like that :-)

Thanks!
