How much should conveyancing cost?

I've contacted the firm who did my parents and they quoted £900-1100 then a breakdown of costs that add up to £600+ so that seems a lot. Is that normal?

I presume (because of the costs) that that is a quotation for buying. Buying costs more than selling.
It seems reasonable but it will vary depending on where you are in the country and the value of the property you are buying.
Is that £900 or £900+VAT?

Oh yes sorry I'm buying! That's the cost before VAT so it will be over £2500. I'm in the south east but the lawyer is in the south west

We have just bought and sold and it was £4218 all in for both.

I've just been quoted £600+vat, buying only, in the north east. Stamp duty is extra, as are searches.

We have always used an online conveyancer. They seem to be frowned upon on mumsnet but we have never had a problem. Usually pay £500 for buying and again for selling.

I think it's based on property size value.

don't go cheap on a convanycer. I am on the verge of pulling out of my sale as their lawyer is so so slow and i can't take it anymore (this is a chain free flat being sold to first time buyers who put the offer in in June and the lawyer has had it since Sept).

I know a few who have had purchases and sales fall through cos of slow and incompetent convanycers.

c£700 for my current purchase - in Yorkshire. (am not having any searches).

This is the breakdown-

Our costs - £900.00 - £1,100.00 + VAT
File storage fee - £40.00 + VAT
Telegraphic transfer of monies fee - £40.00 + VAT
ID verification fee - £4.00 + VAT per person
Fee for preparing the required Stamp Duty form - £40.00 + VAT
Stamp Duty Land Tax – NIL (based on you being a first time buyer)
Land Registry fee - £270.00
Searches – £275.00 approximately
Land registry pre-completion searches - approximately £10.00.

We pay around £2800 for selling and buying (inc VAT) works out £1200 to buy and £1600 to sell.

Our solicitor is incredible, answers queries within minutes and I trust his work. Nothing is too much trouble, no question to silly to ask him.

I'd happily pay double.

Fees are generally based on the property price.

I presume from your Land Registration fee that you’re buying a new build? In which case that fee seems fine (new builds are lots more work).
