Does it make sense to swap kitchen and bedroom?

Hi everyone,

We have got a two double bedroom flat with a small kitchen. I'm thinking of swapping the space between one of the bedroom and the kitchen so we could have a diner kitchen, I have always wanted one. However the new bedroom will only be a small single (9x7)

My concern is whether this would devalue the flat (this is in London)? Another is my child will be coming into pre-teen in a few years, will this space too small for him?

Yes, floor plan would be helpful. I assume there is no options to knock kitchen into living room for open plan space? No loft to use?
But to answer you question, the box room on my street is about that size, you can just squeeze a bed along the short wall. It is very small though once you have a wardrobe/Chest of drawers (I can see why a kitchen is a nightmare). However... the other day I was walking up the street and someone had curtains open and lights on so I clocked that they had built a bed above the door in that room. Normal bunk/cabin beds are too bulky for these rooms but this looked interesting.

I viewed a flat in London once with a teeny tiny kitchen and three bedrooms. The price reflected the fact that it wasn’t realistic and the agent agreed that they could have made it a generous two bed with large kitchen for the same price. Are London flat still all about the £ per M2 anyway?

Tbh, we have had a similarly sized kitchen and though it wasn't ideal, the biggest issue was having 2 doors in the room that affectively further reduced the space of the substantially.

I'd say be more imaginative about how you use the space. You won't suddenly create a dining room, but presumably could adapt the lounge to have an area and for that to fit in without losing the relaxing element of the room, maybe with a screen or having a table that has leaves that fold?
