I’m using a loft company that project manages and builds the loft etc. for a loft conversion.
The architect from the company came round, did the drawings and suggested that this should be submitted under an application for permitted development. This has now been refused. The reason stated by the council:
- The proposal fails to meet criteria (c) and (d) as set out in Class B and criteria (b) as set out in Class C of the Town and Country Planning (General Permitted Development Order) 2015 as amended as the proposed development would extend beyond the plane of the existing roof, the additional volume would be in excess of 50m3 and the proposed rooflights would protrude in excess of 0.15 metres beyond the original roofslope.
After speaking to the architect today, his plan is to keep the drawings the same, but apply for full planning permission.
So my query is, if this has been refused for permitted development - will it be refused under planning permission?
Also, am I right to be peeved that as this loft conversion is over 50m cubed that the architect shouldn’t have put it in for permitted development in the first place?!
