Moving from London

Good morning Everyone

I am hoping some one can help me with some advice please. I am from Chingford East London and having been living in Wanstead for 15 years. I am a new mum to be and want to move outside London to a quieter and safer area.
I will like to buy some where, ideally a 3BR house, 30-40 minutes drive from East London due to work commitment, I have a budget of £450k but have no idea where to start looking as I have lived in East London my whole life.
Any advice/leads/ideas will be very much appreciated, although my budget isn't high, I would like to move somewhere on the same par as Wanstead finger crossed.

Can't help too much but would be thinking Kent/Essex (some lovely places in both and I know Kent has some great schools) to make the commute possible by either drive or train. You really need to stay on that side of London if you definitely need to drive

Many thanks for your response, I am looking at somewhere in Essex.
I have read Bishop Stortford is quiet nice so I will be looking into this area but I don't know where else to look hence the reason I am seeking advice.

Hi OP I’m in Chingford. I drove to Bishops Stortford at the weekend to look at the area and it seemed lovely and looking on here I only see good things about it. The schools are also meant to be good.

For me personally though it just felt a little bit too far from here - the M11 journey felt fine but it was another 10-15 minutes to where we looked (and it was a Sunday with NO traffic). Otherwise I think it’s where I’d be looking without a doubt.

I am also worried about the commute as want to be near family as I rely on their support.
What other area are you looking at?

I can't help with the area but I would be guided by proximity and travel links to London.

When baby arrives and you return to work, you will need to be as close as possible to your work.

Old Harwich is fabulous. It’s an hour’s drive though but you’d get exceptional value for money and be at the seaside.
Manningtree is lovely too. Bit more expensive but a bit closer.

Have a look at places like Ongar. I think for that budget you might be better being away from a station if you don't need the train for commuting. There's some good places in Essex that are affordable if you're able to be a bit further away. Also around Epping and BS are nice and much cheaper if you're in a village without a station.
