Would this be weird?

We viewed a house last week and DP put in an offer.
They have 3 viewings tomorrow and the estate agent said that they'll come back to us after that.

It's owned by an elderly couple (he has dementia) they don't live there and have a few properties.

Would it be weird if I put a card through the door for them (they go to all the viewings) and say that we loved the house and could see our family having years of happiness there?
Or am I being a bit nuts?

Yes. Weird. They want the highest offer, not the sweetest viewers.

We had this. Basically the agent is using your offer to elicit other, higher offers from the viewers. Always make an offer based on no more viewings and it being removed from the market. I would be calling the agent and saying if it wasn't accepted today you want to withdraw the offer. It all depends how much you want the property I guess.

Agree with @ItsSnowJokes. You need to stipulate that it's dependent on the property being removed from the market.

Agree with @ItsSnowJokes. Actually quite cheeky of the agent, I think.

Though writing a note to the current owners is quite common in the US as a way to sway them to your offer.

I'm not sure they're dependent on a massive offer
We went £25k over the OIEO price

So what do we do? Sit it out? Or phone the estate agent with a final offer and that it needs to be taken off the market if they accept

What I mean by that is that they're not moving on, or waiting for this to sell to be able to move

It's been on the market 2 years although not at this price

Actually although you can ask for the property to be taken off the market once they accept your offer it would not be the case they are obliged to before doing so! If the other viewings were already booked of course these would go ahead even if you offered the asking price because the other buyers may be in a better position.

There is nothing to be lost by posting your note. However that is usually mkre effective where it has been a person's much loved family home and they like the idea of a similar family coming in. If they don't live there and have other properties there may not be that emotional attachment as such. But as I said nothing to lose by posting a note.

Depends on how much you want the house. But I would be phoning the agent to say if the offer isn't accepted today and viewings cancelled - you're withdrawing the offer.

How good is your position? If you are a cash buyer with nothing to sell then try the final offer. However if you need to sell something and have even a short chain and need a mortgage to buy they will want the other viewings to take place in case anyone else offers who is in a better position. It is the agents job to get the best offer which is not necessarily the highest. Good luck.

Yes really strange... what’s your position? It’s all well and good putting in a high offer but if you’ve got something to sell that’s not on the market yet it’s understandable they want more viewings.

We got our house over someone who offered slightly higher than us because she wanted it to go to a family that wanted a "forever home" (her words, not mine).

They took an offer last year the was £36k over the asking price but the sale fell through when the valuation came in lower than the OIEO price

We could go as far as £50k over but have offered £25k over so far

I think if you go back and say unless your offer is accepted today then you’re withdrawing it would make you look like a flaky buyer. When you made the offer would have been the time to say it was conditional on no more viewings. For now I’d sit tight.

They used to live there as a family I'm guessing, but are now in something smaller & more manageable

If I was a seller, received an offer, but had 3 viewings booked the following day, I'd let those viewings happen before making a desicion - who wouldn't? That's completely normal IMO & it's unreasonable to expect the seller/agent to cancel them.

Are you in Scotland if it is OIEO ? I ask that because obviously accepting an offer there is more binding there than in England and therefore even more reason why they would allow the other viewings to go ahead.

They'll want the viewings then if enough people express an interest they'll have a closing date and you'll need to put in your final offer then.

In hindsight you should have said your offer was subject to no further viewings, youre obviously passed that so not much you can do, it is a bit weird but I'm sure people have done weirder things, but you could wind up in a bidding war if they know you're keen.

Your offer was quite a bit less than the offer that was accepted last year, if I’ve read things correctly, so I can understand why they want to see if anyone offers more, they can’t be that excited by it, I’d guess.

It is hard sitting tight.

To give you some hope: We offered knowing there were viewings the next day (Friday), and we were told we'd hear back by the Monday. We were then asked to give 'best and final offers'. I didn't pop any notes around, but I did include in both the original and 'best offer' emails how much we'd appreciated the accessibility adaptions that had been made to the property. Apparently it came down to two of us and our offer was accepted.

In fairness, as a seller, I would want to wait the outcome of the other viewings first. What if another buyer offers 30k over asking?
