Hi All,

I'm thinking about renovating and wanted some feedback on an early floorplan. House is Arts and Crafts built 1910.

We are in West London and have a small rear garden but value indoor space over outdoor right now.

There are suspended floors apart from an original extension to elongate the kitchen about 15 years ago, I think this is concrete.

Since moving in 5 years ago we converted the shower room to more of a utility come downstairs loo and have been trying to save to renovate.

We'd like wet underfloor heating throughout, ideally with an air source heat pump. Please if any Mumsnet people have done this any experiences or learnings here would be most appreciated.

Also, I wanted to get the views of folk on the combined downstairs loo / utility.

Feel free to annotate the proposal with your improvement suggestions.

We have continued to move forward and reached out to a design build company who have generated nice schematics. I think that it looks good. What do you think? Any big changes?

Funny, this is exactly the same layout as my SILs house in Wimbledon, down to the last detail. It works really well for them.

Does this mean that you'll be rebuilding the front bay window?!

Some further info:

We learned that because we have a loft the glazed reception / hall would need to be steel (not aluminium) and fire rated, so prohibitively expensive.

I'm struggling to find any ASHP expertise in West London, Please advise if anyone knows anyone.

It seems that the utility off the hall versus the kitchen is winning as although I'd love a pantry, there isn't room for utility and pantry and I suspect we will use the utility most (so access off the hall makes sense.

The rear chimney breast may remain. It doesn't give us that much of a win removing it (e.g. corner cupboards compromise).

I've attached an MS Paint Blush version of the current floorplan, which is the same as the Design Builders but retains the chimney breast and a screenshot of the kitchen, where the cooker is in the recess by the remaining chimney breast.

Thoughts on electric range cooker vs built in tall double oven would be most appreciated.

So the Design Build Company must have ready stock 3D models of houses and they have used a similar scale house as hours (maybe your SIL's Wink). We will keep the bay as it is and funny tall window at the front as they are original and in keeping with the house.

This is PlusRooms. Is this the company that your SIL used?

We had a combined downstairs loo/ utility. One wall was covered in - double set of cupboard doors (we used louvred doors). Behind one set was a coats cupboard, behind the other set was a kitchen sink, boiler and washing machine etc. When the doors were closed only the mood and hand basin were visible. It worked really well. Here’s the sort of thing:

The dining table would look better running parallel to the kitchen island. Then the seating area closest to the garden

Actually the extension is wider then first thought so present layout works

Hey op!
We are at similar stages to you and having similar work done. 3m extension out, across the back, adding a downstairs loo and utility and larder.

We currently have rangemaster but will be getting rid of it due to the pain in the arse it is to clean the hob. We will be having eye level ovens and an electric hob.

@crumpet. Thanks, this looks gorgeous and a great way to hide equipment.

@Saltyslug agree, will have a play when all is done to see which way is best for dining table. I suspect our needs may change with time.

Earlier @korawick12345 proposed a banquette, which would create more lateral space and I'm still thinking about that too, which would probably go perpendicular to the island, against the wall.

@williowrosenburg. ah, great. Have you put planning in? I'd love to see a floorplan to see how you got both the utility and larder. Yeah, I'm thinking that way too regarding ovens and induction hob. Two next to one another or stacked?

I have a rangemaster and tbh I wish I'd gone with 2 eye level ovens and a separate hob.

Ours is within permitted development. Think architect is just getting things started with building control?

Will post a plan in a sec, I think our house may be wider then yours going by the scale. We are about 590cm wide I think?

That looks gorgeous. Very ice configuration.

Ours is a 4m existing extension and we'll put planning in on that basis but right across.

The outside width is ~500m but I think the walls are thick so will reduce the internal space even more (maybe 450?).

Love the configuration and the corner pantry looks ace.

Pocket doors for the loo or the door to kitchen?

The kitchen door opens to block cupboards in the current design.

Eye level ovens are good, make sure you have a lot of worktop next to them, or it won’t be practical when you get hot dishes out.
I am swapping mine for a rangemaster because I couldn’t achieve that in my kitchen plan.

Good point @mothergooseinnorthwest. I'll switch the tall crockery cupboard against the back wall with the cooker(s) to be next to the worktop.
