What documents should I get?

Hello, FTB here. We are in the process of buying and just need to make sure we have got everything we need to buy a house and not missing anything.

Can someone let me know what documents should you get when buying a house ?

ID, proof of funds for your deposit. You’ll need minimum 6 months evidence of it being in your account.

Do you mean what documents do you need to get together for the sale process?

Or what docs should you get from the seller and solicitors?

Sorry if I was not clear before. I meant what documents should I get from the seller and my lawyers at the end of purchase ? For example planning permission decision etc.

Ok you should get:

Contract, signed by both sides. List of fixtures & fittings being included in the sale (this is an appendix to the contract I believe)

Eventually a copy of the title register, once your solicitor has registered you as the legal owner (this can take a while)

Building control certificates for any major work done by the previous owners.

I don’t think you’ll get planning permission docs. The solicitor should check whether any relevant works had planning permission before you exchange but you won’t necessarily get any bits of paper on this, just confirmation from solicitor.

@ Thanks for the reply. I have got planning permission and building regulation certificate for recent works. But building regulation certificate is missing of the work done in 2006. Should I bother about it as it was done 14 years ago or should I get indemnity insurance from the sellers ?

I'm not sure I'd be all that worried about building regs certificates for work done 14/15 years ago, particularly if the search shows the certificate was issued, it's just gone missing.

Indemnity insurance in this case is a pointless waste of time and money.

Searches, sellers questionnaire, copy of title deeds/covenants. These are normally sent prior to exchange.
