Conservatory/extension/garden room costs

We're buying a new house and want to add one of the above. South-southwest facing garden. Large enough for a sun room of some type.

Really just want a ball park figure for any of the above if you've had similar?

Possibly 6m or 8m wide by 4m deep. Ideally without a glass roof. With a tiled or pitched roof

I paid about £2k per square metre for an extension in 2018, I'm in the north midlands.

We have just had an extension. Sun room with tiled roof 2 velux windows. It 4 meters out and 3.5 meters width. We paid £24000. We are in the North East. Cramlington xx

Do you want large folding doors ? They are lovely but can be expensive.

Do you need to move down pipes and drains ?

I'd love the large bi folding doors but they're not essential. Not sure about downpipes and drains, we've not moved in yet.

£2k a sq metre gives me an idea though.

North East too. 4m x 8.5m extension, including 6.5m bifold doors, solid walls, flat roof with a roof lantern (which we LOVE as the house is lighter than it was before we did the extension), £16,800 give or take a few quid.

500 pounds a metre including bifolds, was presumably a conservatory with no Insulation, electrics or heating rather than an extension, as by the time you pour foundations and buy bifolds and a roof lantern you won't have much budget left!

Ours has full heating, an insane amount of insulation (had to raise the roof height nearly 800mm to comply with building regs compared to the plans we had drawn up, as they kept putting in an extra level of insulation each time they came out as they seemed to be having issues with calculating the thermal loss from the roof lantern. The roof lantern was made by a company in Spennymoor so they did us a really good deal because we were pretty local. I've included a photo, I've excluded furniture etc to make it less identifying but it gives an idea of the space. I use it year round. The only thing that it didn't include wierdly was plastering, which was another £300 from a different guy.

Oddly enough we had been planning a conservatory to save money, we got Everest out and they quoted £52,000!!! So then we started looking at second hand conservatories and things on ebay, but got 4 builders out to quote for the full extension and opening up the back of the house, most came in around £23-£28,000 but this one was noticeably less and we had a personal recommendation so we went with him. Sadly he's moved away now or I'd be using him again when we move.

That is very impressive, even the other quotes seem good! We paid something like 4k per metre squared in outer London, clearly we're in the wrong area. And that didn't include heating, electrics but it did include plastering.
I think the year round is the key point, to the op, an extension if you possibly can is so much better. We knocked down our conservatory because it was pointless as it wasn't usable, even though it was on a North facing wall it still overheated or was a fridge.

Oh wow! We are in London and dropped the plan of a back extension going out by about 4m because of the costs. We got quotes by several different builders which both came at between £70K and £100k excluding sliding doors and kitting out internally. And excluding VAT. Clearly in the wrong area for this sort of work!

My mum paid around 1.5k per sqm.... total cost 26k ..... that included huge lantern in roof.....bifold doors (4) ....and also 2 slim vertical radiators either side of bifold doors and LVT flooring..... basically all she had to do was paint walls.... she lives in North Yorkshire

It depends what the extension’s going to be used for and quality of internal materials I guess. 4m by 20m here for extending kitchen / diner and was quoted 40k + whatever we spend internally. Would work out at least 70k

Ours is going to be about 70k, 2 lanterns and a bit bigger. It’s replacing a conservatory that’s freezing.
