Which house do you think?

House A - a lovely 5 bed detached absolute top of our budget, needs windows and doors, plus decorating to our taste, smaller garden, fab views and lovely plot on estate. Main bedroom in loft which I wasnt 100% on. Small reception room.

House B - about 10 doors down from house A.
A gorgeous 4 bed detached, quite a bit smaller than house A but bigger garden, room sizes ok but bedrooms a bit smaller than we have now but fitted wardrobes, wouldn't have to spend a penny and 45k cheaper than house A. No utility room which I wanted.small reception room and no garage.

Or wait for something else? Both these appeal in different ways, if i could mix and match the 2 it would be perfect haha.

Hmm, no utility room would be a dealbreaker for me, so I’d go for A (or wait for something else if that’s an option).

A - you don’t have to sleep in the loft if you don’t want to. Unless the garden is really really small.

I wouldn’t go for B because it doesn’t seem to suit your needs.

Waiting is also an option.

Depends on your finances, ages and job prospects (maxing out mortgage etc). A house you're going to live in for years is generally worth stretching yourself for. But there are compromises in both houses, even the bigger one. Is there anything else, or is that the estate you want to live on?

@Candleabra we have only just sold ours so we do have time to look as buyers are happy to wait.

It's not the only estate we want, we like 3 estates but the others no houses are coming up.

Hopefully the market will pick up soon and something that ticks all boxes might come up!

A sounds better, but not ideal. Hang fire and see if something else comes up.

I'd wait then. I imagine there will be more on the market in the spring. There has been nothing new round here in that bracket (4/5 bed detached) since early December, so I think everyone is waiting (rather than listing in January). Good luck!

A sounds better for your needs if it's a choice between both. Top end of your budget but you could take your time to complete the works needed to it.
However, you shouldn't settle just because there isn't much available now. I would say, perhaps wait until something comes along (Hopefully by the spring, more properties will come up).

No utility room, no garage and fitted wardrobes are all massive no's for me.

I never understand the appeal with fitted wardrobes...they always get musty and/or damp and cold ime.

I wouldn't want a small reception room in a 4/5 bed house - I'd want at least one large one, preferably two good sized ones, depending on if there was a decent size kitchen/dining room.
