Inspired by the other post, can you help me with how best to layout the downstairs of a house im considering buying.

The garden is south east facing (100ft) and was previously extended past where the living room ends. Being an internal room now, the current living room is too dark.

My thoughts were to use the front bedroom as a separate living room or play room, then knock through the living room, fining room and kitchen and keep the study as a utility. Would that leave enough kitchen space with an island? I'd want a dining area and also space for an L shaped sofa.

We have a max budget of 100k to do up the house including new bathroom and painting rooms. is that feasible in outer London?

Bonus points for anyone who can tell me what a south east garden is like? we currently have a west one and love being able to sit outside late into the evening which I understand we probably won't be able to do.

MKe bedroom 4 the living room and turn kitchen dining room and lounge into open plan kitchen diner and at the dark, internal end, a sofa playroom tv bit for lounging and then you have a separate sitting room for evening TV etc.

I think your plan is best, friends have the same. Nice front room and then L shaped kitchen/dining/sofa area. Usually the sofa is near the kitchen end and dining table in the darker part, although they have swapped those areas too, both work well.

Not a clue about the cost (am overseas) or the garden but I think your plan is a good one.

I think a y room is better than a study but I have a Labrador who loves to roll in poo and mud and would love one. We have a laundry in the basement but I long for a British style utility room.

Can you convert the utility room window I to a door to give you direct access from outside? If you have a dog or kids it could make sense and will keep your home cleaner.

If you are still worried about the light I would think about false ceilings with integrated spotlights for the large new open room.

That was one of the best choices we made when doing a similar project.
