Hi, I am looking at a flat to buy on Elthorne Road (newish flat and walkable to the tube). I have a little one in primary. Please please let me know our thoughts on the area. Really appreciate all the info/advice that you can give me. Thank you

It’s quite a busy urban area traffic wise, but you are on the doorstep of Waterloo Park and the tube is right there.
There are some really good schools in the area too.
I don’t know the road or the flats, l would be standing outside after dark to get a feel for what it’s like there at night. Maybe even knock on a few neighbours doors to get the inside story.
Sorry l can’t be more helpful, Archway is much improved and is on the up, but it has its issues as everywhere does in cities.

Is it this one ? If it is it looks great.

Hi,I just moved here in November, few streets away from the one you have mentioned.
I quite like it,local primary seems OK,my Dcs settled straight away.People seem friendly, nice neighbours.
Plenty of transport links(which is a big bonus as I don't drive),lots of cyclists and cycling parking/storages.
I walk my dog in the evening (I'm in the flat) and didn't notice anything out of ordinary.
I lived in the same area 10 years ago and didn't notice massive changes,it was always regarded as a pretty good place to live.

I love this one but unfortunately it isn't the one I am looking at. www.zoopla.co.uk/for-sale/details/56378845?search_identifier=dd2cff98b64b235a01180d710d0e9f0e#map-tab

Good location, up and coming

Yes, Waterlow park is lovely and you’re not far from the Heath. Archway pool is good for kids swimming lessons and Archway Library has kids events. Don’t know a lot about local schools I’m afraid.

CatAndHisKit · 05/02/2021 02:08

great area - practical (has Lidl now, I think) and more 'earthy' than the nearby Highgate but you have that too for more fancy things. Great Turkish bakery round the corner from flat!

Tube is really very good to get to the West End / King's Cross
Short bus ride to HIghgate Woods or Hampstead, and a shot (steep!) walk or two stops to Waterloo Park.

Mediumred · 05/02/2021 02:35

The main road is busy so if the flat is right on it I would try to check pollution data but hopefully the incoming ultra low emission zone might make a difference? Umm, v near the tube can still seem a bit seedy but there’s been improvements and sure there are more to come. I think there are good primary schools, less sure about secondaries.

I like Archway! A short bus away from Islington and Crouch End, and a stroll to Highgate and Hampstead Heath.
I like that the old generation Archway still in evidence but sadly it'll be fully gentrified within 20 years.

EdgeOfACoin · 05/02/2021 05:58

My friends had a great flat on Elthorne Road.
Archway is brilliant - close to open spaces like Waterlow Park and Hampstead Heath. Easy access to nice places like Highgate and Hampstead. Excellent transport links, especially buses, and zone 2/3 on the Tube.
The Saturday market on Navigator Square is really good - it sells farmers market type food, secondhand books and various other things. You have some nice local businesses in the areas (eg Map gift shop) and the other shops sell useful bits and pieces.

You do get some dodgy characters hanging around the Tube station, but in general there are enough other people around so I've never really felt unsafe.

Access to A1 and M1 is pretty easy too.

Love Archway. It's not Highgate-naice, and never will be, but there's a lot going for it.

Wow I’m impressed - I grew up in Tufnell park and Archway was an utter dump back then

Archway has definitely improved over the last 20 years. It's still a bit rough round the edges but they got rid of the gyratory a few years ago and re-clad the Archway Tower, so the centre has improved a lot.

Can be a bit two-steps-forward-one-step-back at times. For instance, about 6 years ago there was a council initiative to do up some of the shop fronts on Junction Road. All the local businesses got nicer, classier signs above their shops - some of them still have them. However, over time some businesses moved out and others moved in, and the new businesses replaced the signs with their own, which tended to be a bit plasticy and 'Old Archway'.

Also, the Post Office recently moved its services into a shop on Junction Road. I don't really have a problem with that, but now there's a pop up shop selling beds and mattresses from the old Post Office. Mattresses are displayed on the street outside the shop.

So yeah, swings and roundabouts. Artisan bread and mattresses on the street. It's still a good place to live. Grin

So true! I grew up in the area. In the 80s it was proper rough. Two friends of mine were held up at gunpoint at the petrol station on the Holloway Rd just near the overland station and there were quite a few murders but don't let that put you off OP Is the Archway Tavern still there? it was my dad's watering hole (big Irish community in the 70s and 80s). I have always loved the Holloway Road though, leading all the way down to Highbury Corner! My nan lived on Despard road too. Norf Laaahndan eh?
RollyPolly79 · 05/02/2021 16:50

Thank you all, the road seems to be a mix of a collage/health assessment center/therapy center/new flats/row houses etc. Is this good? or am I missing out on any warning signs? I am sorry too many questions .:-)

@KaptainKaveman, The Archway Tavern was an Irish pub when I first moved there. It had a dodgy reputation, but I always liked it. Then it closed for a while and became a nightclub. After that (maybe 2014ish) it became an alternative music club, replete with an abundance of goths. That didn't last long. Then someone else bought it and it was closed for ages. Just before lockdown it reopened in a very gentrified manner - looks like a cocktail bar of sorts. Chandeliers from the ceiling - that kind of thing.

EdgeOfACoin · 05/02/2021 19:22

It's a mixed area. There are lots of council estates, with the problems that tend to be associated with council estates, but a lot of fairly well-paid professionals in that area too. They live there because they want more space for their money. You get council flats on the same street as houses pushing £1m.

Jeremy Corbyn is local MP.
