Bathroom refurb advice

We are ripping out the current downstairs loo, main bathroom and en-suite and completely rennovating them. We don't have an unlimited budget but it is fairly decent.

This is the list we have given the potential bathroom refurb companies. Can you think of anything we have forgotten?! The first company who have got back to us seem to have suggested we can get everything on the list within our budget.

Must haves:

  • walk in shower in en suite (either tiled floor or stone resin (not plastic) shower tray, (preferably not white)
  • shower boards/aqua boards in en suite or very large tiles
  • shower glass with minimal metal for easy cleaning, preferably completely walk in in en suite with no door (also no hinged return panel)
  • loo and sinks next to each other in both bathrooms (preferably wall hung/built into storage)
  • good storage in both bathrooms
  • mirror on front of cupboard in en suite (heated and lit)
  • soft close loo lids and drawers/cupboards
  • new extractor fans
  • rain shower with separate shower in en suite, less bothered about this in main bathroom
  • low light spotlights under cupboards with separate switch (or movement sensitive lowlights)
  • heated towel rail in main bathroom and en suite (dual controlled so can turn on separately from heating)
  • new modern radiator or small towel rail in downstairs loo
  • re-seal around windows
  • Colours: blues/greys/greens. Sleek modern look but not white

Would like to have:

  • tiles with underfloor heating
  • wall hung loos
  • units with built in sink
  • separate shower in main bathroom if able to reconfigure to allow for good storage. Shower cubicle must be minimalist with aqua boards/large tiles, very little metal and easy to clean. Rain shower with separate shower head on riser preferred.
  • en-suite shower with electric controls at front
  • tile whole rooms

We did our bathroom last year changing it to a wet room. Everything except the tiles came from CP Hart they were absolutely amazing they really really know their stuff. I might have been able to shop around and get it a tiny bit cheaper but in the end I just couldn't be bothered.
It definitely worth buying the very very best you can afford I notice the difference in the quality of the stuff that we have in our new bathroom when compared to our other house (the previous owner did the bathroom more mid range prices). We've got Axor wall mounted taps, Hansgrohe shower and Duravit sink and rimless loo with a gerberit wall mounted flush thing,

Like yours we have a rain shower head its at least 30cm in diameter if not bigger I love it, it runs off a cob boiler we have very good water pressure, wall mounted sink and loo it makes life so easy to clean (we also have robotic mop), a soft close loo seat cost a fortune for aloo seat but worth every penny, spot lights and wall mounted lights on a movement sensor, a heated floor lovely in the winter and means the floor dries out quicker after a shower, two run in extractor fans (my DH is obsessed about mould), no heated towel rail but the rail hangs over a cast iron radiator and dries the towels very quickly. We have a heated towel rail in our other house its not sufficient to warm the bathroom on its own and not wide enough to dry well very big bath sheets because you have fold them to hang them on it! We also have a heated mirror its very useful, and we tiled the whole room floor to ceiling (tiles came from Mandarin stone). Lastly we put in a pocket door I'd definitely recommend one if you a bit short of space. If you have hard water and have space get a water softener it just makes cleaning so much easier.
It took 5 weeks to do was a total nightmare (we have another bathroom) and cost a lot of money but it was money well spent. Good luck.
