Buyer wants a final viewing before exchange. I am beyond stressed!

We are due to exchange next week on our sale and purchase which has been underway since September. Our buyers have viewed the house twice prior to making an offer.

Today we have heard that they would like to view the house once more, on advice from their solicitor. We will honour this, but it goes without saying that it’s a less than ideal with home schooling two 2 DC’s.

I am beyond stressed that they will pull out at this late stage.

Can anyone give any insight or reassurance?

Yes, from exchange they are obliged to insure your house. I've been advised by my conveyancer to have viewed it just before exchange.

I saw this mentioned on here a couple of months ago and had never heard of it before. Out of interest, when did solicitors start advising this? I can understand why they do, but it was never suggested to me and there were long spells between offer and exchange (as is normal) when, I suppose, anything could have happened. Does anyone know when it became "standard practice", as it wasn't a few years ago?

We have always done this. Four houses bought over fifty years time-frame. Never thought of pulling out when making that last visit. Indeed we would have been devastated to have lost any of them. It was just for final measure-up etc.

It’s normal but pointless. You could completely wreck the place between exchange and completion. I’ve never bothered.

And then you would have come back on the seller as the condition at completion was not the same as exchange. You would still have to purchase but would have some comeback.

We did and were glad we had as otherwise we would of had tenants in the property when we completed (who were not planning on moving out for another week)

Our buyers for the last house we sold, mid December 2020, had 4 viewings, the final one bringing their elderly parents to check it out, masked up. Although we found it stressful, I totally understand it, they were spending over £300k and they weren’t first time buyers.

Definitely normal. I've done this in the past, and it's always been for positive reasons. Chance to ask any questions, and see the house again to work out what furniture will go where on moving day.

Update - they came this morning and according to the EA it’s all good and as many said here, it was a cursory check prior to exchange.

Im in similar position ive accepted a Fantastic offer(Sold) & doing countless email back and forth as im buying aswell, Now Enjoying having house back Relaxing!!!! After 9 days of viewings ...However as Lady above now being told "Buyer" will enter my property Grrrr...Nothing has changed However i have started Packing with boxes/massive tubs..I had no idea Genuinely this was a "thing" So im very stressed out Sorry i know folk are going thru so much more in Life...I need/want this move to happen I lost Mum 2021 & My DD loves this new place.. Thanks in Advance for any replies Xx

You would be better starting your own new thread than resurrecting a year old one. :) But as others in the old thread have pointed out, a house is a massive purchase and people don't really spend much time looking at it before offering, it's understandable they want another look. Your packing cases don't affect the size of the rooms or the layout of the house which is what your buyers care about.

Ha, you'd hate me, OP. I'm in the process of buying a large property and am having a 3rd viewing in 2 weeks. Completion is about 6 weeks away.

Our buyers did this to us and I didn't mind but it didn't look like it did on the viewings - was less worried about hiding the day to day stuff away!!

They came back again the other week and if I'm honest (at 8 months pregnant) it was a mess as all the baby stuff is now here

The house is still the same, just belongings which obviously won't be here

It will be ok OP, we moved last year, our buyers came spent time to measure up etc, I was really nervous before hand, wondering if they were changing their minds, but no, everything was fine. Good luck with your move.

We had this earlier in this week, expect to exchange next week and buyers wanted to have another look around (would be their third time).

I wasn't too concerned as the EA already knew that any last minute negotiation about the price will not be tolerated (he said he wouldn't allow it anyway) and if they pulled out it would be a pain but not the end of the world (it is a probate sale).

As it turns out it was fine.
