Would you buy a house with an 'annex' in the garden?

We have a four bedroom house but one bedroom is really small. We've been looking at options and decided to move, but looking at the market we'll be paying moving costs and stamp duty etc for just a slightly larger fourth bedroom, and probably have to do work to the rest of the house to get it the way we'd like.

We've got a big enough garden to have a garden room at a little distance from the house, and had been thinking of one but we are OK for living space. I've found a company that for less than it would cost us to move does fully liveable garden rooms, including sorting out the planning for you. It would be ideal for us with a child about to go to university so very happy to have a space to chill with their own bathroom.

But would you buy a house with this as a 'fifth bedroom'? Or would it put you off?

Why gas? No need for gas and central heating. Electric radiators are perfectly fine, you can get good ones with timers.
I was listing what you need to make it more than a shed. Electric radiators scream shed

Well, my brick built, insulated annexe with double glazing, toilet and shower has electric radiators and doesn't feel at all like a shed Smile

Im looking at houses at moment for this very thing, really want a anexe, my husband has been working from home last year and possibly staying that way so want as office and if have office room in house want to use for sensory room for disabled daughter, and then in future possible living arrangement for daughter if not able to live independently obviously will cross that bridge when come to it but good to have options

@Dogonahottinroof I'm not sure you know what you're talking about. These structures have all those things (bar the gas, which I agree isn't necessary - I live in a perfectly solid stone house that has no gas). The ones I'm looking at have an ensuite bathroom, let alone running water.

You wouldn’t even spot our electric radiators. They look like (designer) mirrors. Wink

Does anyone have a covered walkway to their annex? I think I’d like to put one in, leading to a detached garage/annex conversion. Would be good to know if anyone has ideas for something stylish though 🤔

Just coming back - I got my 'pre-planning' report. It's extremely brief but they have checked whether my local authority appears to have any particular restrictions on annex build based on previous applications, which is no, and have obviously checked out my garden on Google Earth as they're suggesting the maximum size for the build. They're also suggesting we might need a tree survey. I'm now tempted to ask for a site survey and quote.
