Redrow extras?

Thinking of buying a new build redrow its in a desirable area people have flogged their 2 year old ones for 50k more than the cost of a new one Confused. It's already nearly at the top of budget and we don't want to pay over the odds in extras I'm just wondering whether we may get stamp duty. I've looked on myredrow and they were quoting 10k for the carpets alone Hmm . Has anyone bought a redrow recently what incentives did you get??

Redrow don’t often throw things in for free unless you’re buying a show home, as they have plenty of people willing to pay for them. 10k for carpets depending on the size of the house could be reasonable - it would cost about that much to carpet my entire house and it’s currently probably only a little bigger than a cambridge.

Only way to be sure is to get a carpet fitter into a show room to do a rough quote.

How much would other flooring options cost?

We are buying with Redrow (Keys next week!) We had some incentives but it all depends on how popular the development and the plot is. I've heard that the earlier you reserve the less you can get.
We reserved right before the deadline for choices which may have helped but we were lucky to get the plot as someone had it before us but couldn't proceed.

We had just under £8k of incentives (that did include paying our estate agent fees for our sale).
We then spent about the same again on our own upgrades (half of that was a worktop upgrade...they are expensive).
When a >6month delay due to covid (it wasn't just covid) happened...we sent them evidence of our additional costs and negotiated a refund of just over £5k. We hadn't exchanged and they were keen to keep us I think.

From speaking to other Redrow purchasers....they do throw things in but the levels can vary. 100% ask for whatever you want. We are doing flooring externally but the Redrow carpet pricing was ok...the tiles/amtico were extortionate. We have saved £4k by getting someone else in.

We bought a new build from a different developer and flooring was extortionate so we got nicer floors than for what they quoted - so bear in mind you don't have to take their extras for some stuff

Hello, could you please tell me if you have taken other extras like Dishwasher, Downlights from Redrow? I am sure it would be cheaper to buy them myself from a store and get them fixed from a private electrician/plumber. However, I want to understand if it's feasible to do so... meaning, if I don't buy those extras from Redrow, would Redrow at least provide the needed infrastructure like wiring/pipes for me to get an electrician come down and setup the dishwasher, Downlights etc).

Hi.
Reserved on a Redrow Cambridge earlier this year and get the keys in January (a long process but hopefully worthwhile).
Although the building wasn't even a set of foundations when we reserved and it is a very popular location we were surprised at the amount of options that they included (some that we would have gone for anyway and others that we were going to buy after we had moved in).
Included were:- Garage side door, garage electrics, dishwasher, flooring in kitchen, family room, utility, hall & cloakroom.

Regarding what you have done afterwards, although you may be paying more to have additional electrics, ethernet points etc provided by Redrow it does mean that they (and the associated cabling) are there the day you move in plus there is no disruption to your new house. I was an electrician and although I could have made all the changes we wanted I was also fully aware of what it would involve so we bit the bullet and paid for all the extra sockets, downlighters, ethernet & TV points etc.
Likewise carpets, flooring, fitted wardrobes, bathroom storage & fittings. I am sure that we could have got a better deal by having them fitted after we move in but we just didn't want the hassle, there will be enough to do so by getting the work done before we move in it removes some of the pressure.

Things like ceiling lights or upgraded power-points etc are a different matter however, no point paying Redrow prices for a ceiling mounted light fitting when the identical item can be bought for under half the price and easily fitted afterwards.
