I love it. I'd redo the Kitchen and open it up into the conservatory to make a massive living kitchen.
I can but dream!!

emmathedilemma · 28/01/2021 14:46

It's nice, without knowing the area I can't say it's good value but it's more than you'd get near me for that price! You'd have to like gardening to keep on top of the back garden. The patio / decking area looks like it would benefit from some money spending on it. The 4th bedroom is quite small for the size of the house, the shower in the corner of the bedroom is very weird and the downstairs might actually be too open plan - I'm thinking about keeping it warm! No garage is a bit of downside for me but maybe the outbuildings could be used for storing bikes etc. The kitchen looks quite old and might need replacing in the near future.

Just to warn you about putting links up here - yesterday someone linked to a £50,000 starter home in Bradford and within a short time the price had changed to £70,000 (after a load of MN clicks.)

CherryBlossomTree7 · 28/01/2021 14:57

Not my cup of tea. Not a million pound house IMO.

RainingBatsAndFrogs · 28/01/2021 15:02

Lovely house.

There is a huge amount of downstairs space for 4 bedrooms, at least one of which is modest.

Also curious that the en suite is not attached to the main bedroom. But that makes it a v good guest bedroom, I think. Or au pair / live in nanny room. How would it would it work for you?

Also the route to the downstairs loo is a bit circuitous for guests - as far as I can see it is though the kitchen? Better off the hall, maybe.

Great outside space, the studio spaces are good - but a way from the house if you would be working from home in there? Nipping for a cup of tea or a wee?

Can't comment on the price, that will depend on area. But in my not especially exalted area of London a 4 bed semi with no off-street parking can easily be £1m.

And a mile or 2 down the road, £1m will only buy you a 3 bed Victorian terrace.

WhatsYourNameMan · 28/01/2021 15:03

I wouldn't buy a house on an A road, so I wouldn't even view it. It's also very squashed in between the neighbouring houses. I would also be concerned about the farmland at the back in case it could be built on. The house itself is nice though

I agree with all of this.

Our budget is about £800-1m and I'm looking for minimal road noise, spacious garden, not too close to neighbours and approx 3,000sqft so it wouldn't be for me.

Throughhistory · 28/01/2021 15:09

Main road, not a particularly spacious kitchen and the en suite not attached to the master bedroom would all put me off.

MaelyssQ · 28/01/2021 15:10

I think it's a lovely house. I would be concerned about possible building on the adjoining farmland and the busy road wouldn't be ideal, but you get a lot of house for the money.

RainingBatsAndFrogs · 28/01/2021 15:11

A lot of traffic goes past, in that video.

PattyPan · 28/01/2021 15:43

I don’t like the car park at the front or the decking but it otherwise looks nice. The garden looks big enough for the money. It’s a bit weird that bedroom 2 has an en-suite and bedroom 1 doesn’t. I’d check how busy that road is before buying - noise, safety, how easy it is to get in and out of the driveway. Doesn’t look like good public transport connections though so that would be the kicker for me personally.

Gra18 · 28/01/2021 17:07

I really like this house but I have looked at this house a few times, we were looking around Tunbridge Wells. For what it is worth, I like the house and outdoor area especially the view. We are in London and desperate to move out. My husband felt it was a little too far from the station for him. I don't really like Tonbridge but I do like Tunbridge Wells. Tonbridge does feel a little more run down but it has some beautiful houses in this budget range. In Tunbridge Wells you won't get outdoor space. We have only visited over the last year so I am not sure about what the traffic is really like.

FuglyHouse · 28/01/2021 17:07

I don't like the downstairs layout, it doesn't seem to flow well.

Mimitoo · 28/01/2021 17:30

I know this road well - it can get very busy and if you are planning on driving to T.Wells, you will be stuck in traffic for a large proportion of your journey. Do you need that specific location?

Are you coming from London? It may be not so bad compared to where you are now, however.

YesMeLady · 28/01/2021 17:37

The main road would put me off . Is it TW or Tonbridge which is the station advertised

ifIwerenotanandroid · 28/01/2021 18:20

Nice but I'd redo the bathrooms. Really, I couldn't live with those tiles for a day.

juliainthedeepwater · 28/01/2021 18:37

Non-starter for me as it’s on a major road. But appreciate some people aren’t fussed about that.

CagneyNYPD · 29/01/2021 09:15

A word of caution about viewing the house now to assess traffic noise OP. At the moment, you will not get a true picture. Due to the grammar school system in West Kent, thousands of secondary school children travel in and between Tunbridge Wells, Tonbridge, Sevenoaks and all the surrounding villages. Every day. But not at the moment.

Many travel in on school buses. Many get driven in. Along the A26. Traffic at the moment is not even half of what it would be post Lockdown. This may well be why they are keen to get viewings going now.

So my advice would be visit the house late afternoon, no point in going at lunchtime. Stand in the garden. Double the traffic noise you can hear.

Hello2021bye2020 · 29/01/2021 09:52

That’s a very a good point @CagneyNYPD regarding viewing at the moment!

Not a fan of the decorations but seems like a lot of house and land for £1m

HighlandHolly · 30/01/2021 21:08

The furniture and styling are really distracting. I think it wouldn’t take much to look considerably better inside. I’d be concerned about the lack of master ensuite for the price point and the location (busy road at front, very rural at back)
