What to do with master bedroom - en suite or dressing room?

Hi,
We are about to start a full house renovation and wondering what to do with the tiny, current 3rd bedroom. It is 7'11 x 7.5' and not really workable as anything other than a nursery. When we have finished the renovations we will have 4 bedrooms (2 doubles and 2 singles) so don['t need to try to cram a bed into this other small room. It is next to the master bedroom so wondering if we should turn it into an en-suite for the master, or a walk in wardrobe? I would prefer a wardrobe as there will be a family bathroom on that floor already (for 2 bedrooms), and a bathroom in the loft (for 2 bedrooms), as well as a toilet downstairs. I don't think we need another bathroom! But would potential buyers prefer an en-suite to the master, rather than a walk-in wardrobe? We are not planning to move anytime soon, but this isn't our forever home so want to make sure any work we do won't put off buyers in the future.

I’d go office, because a) you can use it as a dressing room for now anyway and then dress as office when selling if you want, and b) a lot of people might be wfh but looking after children as well and therefore unable to disappear to garden entirely - I work with several freelancers who have children old enough to not be constantly supervised (hence being able to work at some points around them) but not old enough to be left completely out of earshot (think 6-10-y-o), and their set-ups were in place pre COVID. Also those juggling wfh around shifts - baby asleep but can’t be left alone in house, say.
And I agree with others here about not seeing the appeal of an en suite but surely we can’t be representative or who is bothering to install them?!

In our previous house we had an en suite & I loved it, but our master bedroom was huge which I think made a difference. We also only had one other bathroom in the house (& no downstairs toilet either). In this house, it’s not a large room at all, and that plus the bathrooms we already have is making me question it. Study or dressing room here then I think...

You could probably have both. Ensuites don’t take much room - we fit our spacious one in a tiny amount of space at our old place. Just skip bath for walk in shower. You can then have a nice walk in wardrobe / dressing area facing it.

One thing I’d say is that I would consider 2 doubles and 2 singles a 3.5 bed house and not a 4 bed. So before you make any changes that could potentially devalue the house I’d speak to an estate agent to get their view. Ensuites won’t add more value than an extra bedroom so you might be better off keeping the room.

How does a 2 double and 2 single bedroom house become a 3.5 bed house Confused Are only doubles counted as bedrooms then and even still this wouldn't make sense? As far as I can make out OP will have 4 useable bedrooms and a box room, which is the room in question. So at the very least 4.5 rooms. I very much doubt she'd be devaluing her house as after 4 beds the value of each bedroom drops, ie adding a 5th bedroom to a 4 bed house wouldn't see the same increase in value as adding a fourth to a 3 bed. So in OP's case, where her 5th bedroom is tiny it's unlikely she'd lose much value utilising the room in a different way.

Dressing room definitely! Unless there is a shortage of bathrooms in the house or the master bedroom is in another floor entirely it's got to be dressing room, adds so much more function and makes the bedroom so much nicer and easier to keep tidy.

Personally I hate ensuites but would love either a walk-in wardrobe or a small office, as a future buyer.

I think I'd go for a walk in wardrobe and a small en-suite with shower. I do like to have my own shower room away from the children....

We made the box room into a big en-suite in old house, I loved it, it had a proper door and was a decent size.

Current house they divided the box room into a walk in wardrobe and en-suite. So smaller spaces. I like it. Though I really liked the old big en-suite.

Do it for you. If someone wants to buy and convert the walk in wardrobe to an en-suite they will.

How big is the family bathroom and where is it in relation to your room, the other bedroom and this room?

Is it big enough to rejig the bathroom and box room together into 2 smaller bathrooms, a dressing room/area and a study room/area?

I have a dressing room (glorified access path!) that I walk through to get to my Bedroom and the door to the en suite is also off it. It’s great as it means I don’t disturb dh going to it in the night or if one of us needs to get up early. Ditto can’t hear noises/smell smells as there’s a narrow wardrobe on the wall between the two.

If the family bathroom is a big space, I’d look at including that in the space moving stuff around to see if you could get maximum out of the total space available.

I think you could definitely fit both in that space.
