Can anyone who has that fancy coloured render, is it K render maybe tell me if it can look damp sometimes when the weather's been really bad? We went to visit the house we're in the process of buying today. It's been unoccupied for about a year but was renovated in 2018 and seems immaculate with this lovely render, windows, new roof etc etc. Today it seemed the render was damp on the outside up to about window height on the exposed side of the house. No sign at all of damage and nothing showing on the inside.

post some pics please

of the wet patch, inside and out, but also of the whole wall, all the way up to the roof, and all the way down to the ground including any drains, pipes and manhole covers.

It is especially important to include the gutters because water may be spilling out and wetting the wall.

If it is by a sink it might be caused by a plumbing fault.

K Rend and other silicone renders are pretty absorbent. It’s normal after heaven rain and dries out quite quickly. If there are shady walls with not much air circulation there is a risk they can turn green. If yours is a few years old it doesn’t sound like it would be an issue.

Thank you both! @PigletJohn I didn't take any photos cos I was FaceTiming my dad to show him but I will take some ASAP and post to show. It was only up to the bottom of the windows on one side of the outside of the house all the way across the wall. Nothing inside whatsoever. The guttering is blocked it's actually got stuff growing in it cos the house has been empty so long but the dampness is low down as I say. It's odd. Beautifully renovated house done in 2018, lived in for maybe a year by tenants and then left empty. Owner died and we're buying off the beneficiary of his will. @MillStone there is some green algae looking staining on the render higher up. The heating had been totally off for a year too. The tenants stole the range cooker and turned off the gas so the boiler wasn't working.

a spilling gutter is a common source of wet walls.

As well as falling down, the water will splash up from the ground.
