Viewers no show !

So annoyed today, my parents having to downsize due to health reasons, thye've seen a property that is perfect for them, we would like to put in an offfer but obviously can't until they get a sale. Two viewers this wee, one put in an offer £30k under the asking price, estate agents quite rightly told them no chance, to come back with a more acceptable offer, then other viewer did not show!, So annoying especially as they had to leave the house due to covid (so viewer could walk around in a socially distanced way with agent). I think estate agents should demand a deposit from viewers prior to the visit, if they turn up , it's immediately refunded, if not forfeited. It's such a stressful time at their time of life to be messed around. When agent called the viewer, they didn't answer the call or messages :(

So sorry, I had two no shows and felt really angry too, it's a lot of work to get ready for viewings, just so bloody rude. Nothing you can do except accept that some members of the public are revolting.

One couple turned up early and I invited them in but they said they'd go for a walk around whilst waiting for the agent - when she arrived they'd gone. She rang the office and they'd received a message saying the husband had to go to hospital as an emergency? Such bollocks, they obviously didn't like the location, why make up such a stupid lie. I'm so glad I've finally sold.

The offer for £30k less was just a starting point for negotiations. Could your parents go back to them and say they could drop 5k off and see what they come back with? No shows are rude though I agree

And we have turned up as prospective buyers to find neither agent nor owners there. Likewise the agent disappearing off the face of the earth!
Maybe sellers should give buyers a deposit too!!

I'm finding it so frustrating having viewers round. All that cleaning and tidying and getting out of the house for a quick 10 minute look around and feedback of the house looks tidy, or it's too small. I've had 1 no show as well.
This week I've had 1 viewer view twice, ask to see in the loft (not allowed due to health and safety), have a nosey in our cupboards which had child locks on (where we are hiding/storing things to make the house look tidier), put lots of pressure on us to move into rented before they had even given us an offer as they wanted to move quickly, and then finally offering us exactly the same figure we paid for the property 8 years ago which is currently £23k under the asking price.
I wasn't expecting the asking price but at least give me a reasonable offer, and also if they want me to move into rented then should give me incentive to move. A ridiculously low offer (and there 2nd and final offer was only a few grand more) is not an incentive.

And forgot to say that viewer also kept sending over more and more questions by email to the agent as well that had to be responded to "urgently" Hmm

I'd forgotten the silly questions Figmentofimagination. I had thirty three viewings before I went to auction, five of them second viewings. The questions showed the viewers hadn't done any research and I do admit to spoon feeding them.

@rockingthelook that is annoying with prospective buyers not turning up. However, I’d be a bit wary that they decided to not turn up and didn’t let the agent know. I only say this because a family member cancelled a viewing ( few days in advance), on the day of viewing, at time of appointment he received a voicemail (not for him but for the sellers- agent got numbers mixed up), and she left a lovely voicemail stating mr x hasn’t shown up and hasn’t contacted us, we are so sorry..very rude of person etc etc...obviously had she called the intended number family member would never have known.
Or It might even be the case, that a message was left with agents and no one picked it up, with the current work situation too.

Hopefully there won’t be anymore blips and the rest of the process will run smoothly Smile
