We put our house on the market in November (just before 2nd lockdown) quite a bit of interest. Got two good offers above asking. We accepted one, they pulled out. We accepted another - after a couple of weeks they pulled out.

In the meantime, we made an offer on a house (which after a bit of negotiation) was accepted. Was a bit higher than we wanted to pay but had good offer on ours plus stamp duty.

After Xmas we had a couple more offers but much lower - lower than asking and making it more difficult to buy the house we were after. Plus now I don't think we'd complete before stamp duty changes.

We've looked at different houses as well but keep coming back to the one we offered on (we want to move to a property that will suit our disabled daughter better)

Now our house has been sat for nearly 3 months. It's in a good area, quite sought after.

I don't know if we should leave it on, go with a new agent, just forget about it altogether.

(And now - a house has gone on the market on the next street to ours - similar size but needs work but is listed cheaper 😫 so probably the offer we have will now probably buy that one 🤷🏻‍♀️)

Forget the property that you offered on. Until you've sold your house, choosing one to buy isn't relevant (you don't know what will be available then) and it sounds like you might not get enough by selling to be able to afford that one anyway.

It sounds like your reason for moving hasn't changed, so the question is whether you can (in general terms) afford the sort of house you need by selling at the sort of price you're being offered. The fact that you are getting offers suggests that it is the price which is the issue, not the estate agent.

If it’s sought after and other properties are selling easily then what you need to do is adjust your expectations regarding your sale price. Months on the market and several offers much lower than asking price indicate that it isn’t going to sell for what you thought it would.

If you can afford to drop your price to closer to the same level as the house around the corner and buy the house you’re interested in, do that. Otherwise, look at what’s within your “new” budget based on selling your house for less than you hoped and decide whether it’s still worth moving.
