Misadvertisement of property

Hi! I need some advice.

I am in the process of purchasing a property, the asking price was £300k they accepted my offer of £285k. The mortgage valuation came back as £285k. The property was sold as having a garage en bloc. But it has now turned out that the garage isn't owned and you have to rent it off the council and there is a waiting list. I want to reduce our offer as the seller was clearly trying to get away with us not finding out about the garage. How much do you think I should reduce? Without the garage there is not much parking and it is all on the road. Thanks in advance!

Our local council has also razed garages and built accommodation as well. I think I'd be wanting a full breakdown on everything to see what else has been less than truthful. I've also seen lots of reports about solar panel leading and problems when the property is sold. Hope your new viewing goes well and you can pull out of this.

So no actual parking, and no garage? Plus questionable solar panels. This is one to walk away from swiftly.

I agree with previous posters, you’re being played here. If you wouldn’t have considered it originally if you knew about the garage not being owned then absolutely walk away. It may seem like the end of the world now but far better to cut your losses and wait for something better to come along- if you find you need to move again in a few years then this could be far more hassle/ money.

I know you've been through hell and it's been super stressful but I think there are so many signs telling you this is not the house for you - the sellers and EAs sound awful.

I would 100% be walking away. You WILL find something better and your future self will thank you!
