How long to complete?

How long is it currently taking to complete a sale at the moment?

What are the chances of completing before the stamp duty holiday ends?

Chain would be our buyer (who's buyer is in rented) and the house we would buy with no ongoing chain

I'd say unlikely if I'm honest.

Also there are so many variables. If any other the properties are leasehold then that will cause potential hiccups as housing companies are notoriously slow moving. Also a chain including 4 individuals isn't exactly small so that's still a lot of paperwork to be moved about between lawyers.

We had a chain of 3 and I wanted to move quickly as I was due to give birth imminently. We ended up completing and moving when I was 4 days overdue Hmm as one of the solicitors wouldn't budget on a date. So annoyingly, even though thr circumstances make sense, often people just don't move quick enough.

Thanks - they are all freehold properties, but yes my thoughts were that it was highly unlikely x

We just completed with a chain of three (us in the middle) on the 5th Jan this year. We accepted the offer and got the ball rolling on our sale in July 2020 so it took 5.5 months. Our purchase however was much quicker. We put the offer in Sept and also completed on the 5th jan. So it all depends on solicitor/vendor etc. But yes I would say completion before end of March unlikely.

When we bought our house last year, chain of 3, from offers accepted we were done in 10 weeks.

We sold our house, then next day had offer accepted on the house we wanted to buy. MIP done that week, and surveys booked in for 2 weeks later

I’m in a similar situation OP. We are in a chain of 3 and it feels like it’s taking forever. We sent local searches off prior to Christmas and have heard nothing yet. I understand that obviously the situation with covid and the lockdown will be slowing things down, but gosh it is frustrating!

We put off one on 11th November. We are ftb and house is empty so no onward chains. Completion is likely to be 1st Feb. Christmas obviously delayed things but there was nothing out of the ordinary that has held it up particularly.

We had offer accepted on next house 11th November, and our house was already under offer (chain was just our sale and purchase) Just exchanged with completion on 2nd Feb. It took a lot of chasing from me (on daily basis), we completed forms /replied to enquiries same day, and had good estate agents pushing it along on both sides.

No way. We have been going through the process since Oct, still not even exchanged. We are a chain of 3, none of us requiring a mortgage, survey took 4 weeks, our searches came back quite quickly, just taking so bloody long. Solicitors are snowed under, speak to the solicitor you would use and I am sure they will tell you it’s unrealistic. Average sale usually takes 8-12 wk, with impact of COVID-19 & Stamp duty holiday things are taking much longer. Sorry to be negative, and good luck OP.

Selling an empty flat to a first time buyer. Saturday will be 7 months and we still haven't exchanged yet....

We are in the middle of a chain of 3 - cash buyer for our place and we are moving into an empty place so should be as straightforward as possible. We started in September and we are completing next week. If you’re just starting now then I would say it’s unlikely you’ll beat the stamp duty deadline.

Our chain. Our buyers (in rented), our house and the house we are buying (gentleman has gone into a care home).

Offers accepted by end of September. Still waiting to exchange. Hopefully will be this week or next week.

For us, the mortgage was very slow to be approved and we are only porting our current mortgage!

Plus searches are taking a lot longer than normal to get back. Due to the huge demand at the moment.
