Boiler and leaky pipes problems

We moved in 4 years ago, and replaced the boiler 3 winters ago – with an ATAG system condensing boiler (supposedly “Europe’s most energy efficient boiler”, although I’m tempted to think it saves energy by being a prima donna and not working). Since then we have struggled with the boiler regularly losing pressure over the winter months. At least once every winter it stops working because the pressure has dropped too low. This is easily remedied by very briefly topping it up with water (we have high water pressure and from bitter experience now know that the refilling needs to be VERY brief).

It has been serviced every autumn (and the pressure is checked and topped up).

The original boiler installer attributed the problem to leaks in the heating system pipes. And we have found and repaired several leaks which have made themselves obvious. A different person now services the boiler and he also attributes this to leaks.

So my question is – does this sound reasonable? And would a leak detection company be helpful in tracking down all the leaks in our 3-storey, 5 bedroom house. Or would this be like looking for needles in a haystack?

It is quite common. A leak detection company might find them.

how old are the pipes and the radiators? Do you ever find stains or limescale near the valves or plugs on the corners of the radiators? or on ceilings below hidden pipes? Do you have access to the void under the floor? Are any pipes buried in a concrete floor, and can you peel back the floor covering to look at the concrete?

does any water ever come out of the pipe which goes through the wall behind the boiler and discharges or drips against the wall, on the outside of the house?

Thanks for responding, @PigletJohn. Pipes and radiators are old. There have been leaks from valves on radiators etc which have all been dealt with. Also had to rip up flooring to fix a leak which came through recessed lights in the kitchen below. Unfortunately there's no easy access to look at pipes, we just have to wait till water emerges. And no concrete flooring. But yes to drips of liquid being discharged from the boiler outlet pipe

If the pipe is leaking, it is probably from the pressure release valve. Post some pics please, as there are other sources of drips.

Once they have released, they tend to get grit or particles that prevent them re-sealing correctly. Can be stripped and cleaned or replaced with new.

What does the boiler pressure gauge read, cold, and hot?
