Buyer threatening to withdraw

I'm a little miffed . Got an email from the buyer threatening to withdraw over a planning application. I'm baffled as they have all the documents saying planning has been approved.

I did submit planning for an extension but then expanded that to include further developments so there are two planning applications showing . Buyer is saying they aren't sure that there won't be any planning challenges.

It's a bog standard extension and loft that almost every other house has had done. What are they on about? Am I missing something?

Perhaps they don’t understand how the planning system works? I think you should speak to them and ask what they are worried about, or at least speak to your estate against again. Good luck.

It does sound like they don’t understand how it works and maybe think the application has been accepted not approved.

I would email them and say the planning has been approved, it was not challenged during application and now it is approved it can no longer be challenged.

Is it from the buyer or their solicitor? Their solicitor should be explaining it to them but some of the cheaper deals mean you basically get told the facts with no interpretation or advice.

FTBs are often skittish and easily frightened.

anyone else f*ing you about is probably not a serious and committed buyer, and/or is hoping to spin out the sale or winch the price down. Appeasement will not cure them.

It's the buyer who's acting like they don't understand. They got in touch with me directly. I used a non high st EA so they give your details to buyers to negotiate.

Their solicitor clearly hasn't advised them properly. The plans are so big standard. Not like it's a castle .

I suspect they are ftb as the EA told me their current house was inherited it's a family home.

Hopefully it all goes through

Has the extension and loft actually been done, or are you selling with pp in place for a future development?

Have they looked up both parts of the development on the council portal and seen both? Send them the link.

Is it the building control certification they want?

Tell them to check with their solicitor, and also if there is anything they are concerned is missing, they can take out indemnity insurance which is Inexpensive .

It's just the plans . Had them drawn up by the architect. Anyway I've not heard anything so assume it's okay. Fingers crossed
