We are considering buying a new build property for the first time.

Anyone who has bought a new build before able to share their experience - positive or negative and any tips or advice? Also interested to hear any previous experiences with Persimmon Homes Smile

I know someone who works for Persimmon, he said he wouldn't have one for free. Says it all.
I also know a friend who's dad worked for one of the house developers and said something along these lines 😬

Do not touch persimmon with a barge pole.

Or bovid, Barratts or avant.

Some Taylor Wimpey

We've had newbuild from Persimmon and Barratt previously, which were both great actually. Taylor Wimped i would avoid as the quality looks shocking even in the show homes and I've heard a lot of complaints about them.

We love our new build. But it really depends on site manager. We are in a Taylor wimpey (previously had a David Wilson - that was a problem, bathroom leaks because the pipes weren't fitted correctly) we love our Taylor wimpey, it's a good size, 1600 sqft over 2 floors, double garage, driveway big enough for 6 cars plus 2 visitor spaces just for our house (our neighbours each have the same) and it's overlooking park at front and sides. New builds are all about the plot, get the right plot and they're lovely, but do ask to meet the site manager before reserving and we knocked on doors of people already moved in to get a feel for the area and site manager

Persimmon- they are cheaper for a reason. Awful build quality- I still don’t understand how they sell them.

Currently have a Charles Church, it's not bad in all honesty. However, all the drives only have space for 1 car and the streets are narrow. It's not finished yet but I think it'll look a mess with cars crammed in on the street everywhere.

I am a member of a FB Persimmon home group. The complaints are many, no fire breaks, radiators coming off the wall because they have been screwed to the plaster board. Gardens flooded because there is no drainage in the garden. Terrible infill of the garden soil before turf being laid. l am talking things like 4 by 4 meter tarp under the soil, a ladder and a scaffolding board in one garden alone. Running water down the walls because of condensation . Velux roof windows put in upside down then leaking. Other windows they have put the windows in upside down and there are supposed to be drainage holes at the bottom, but they were at the top so there was water coming in through the holes . Wet patches on ceilings and walls. Water logged gardens all round . They have to use Persimmons broadband firm. THEY ARE NOT ALLOWED TO USE ANYONE ELSE FOR 5 YEARS (Fibrenest) WHICH IS USELESS! Lots of problems with the white goods supplied by Persimmon because they haven't been installed properly Hmm
Gates not fitting properly , turf not laid correctly , internal doors not closing, not following the building plans ie the attic hatch was relocated to a bedroom not the landing as previously said.
Air admittance valves to the top of the soil pipes that come from bathroom and en-suite are not correctly fitted and the house stinks of sewage Envy
Fire alarms constantly going off. Issues with condensation mould in their rooms despite airing/heating the rooms . The lofts after a frosty night have water coming through the hatches. This is just a few of the snags on my local Persimmon site!

I appreciate that for some people the whole idea is they want 'new' regardless, but you get a lot more bangs for your buck with a second-hand house. And you can get a surveyor in to see it as it is before you buy it. I reckon a well-built 1960s house takes a lot of beating. Larger rooms, larger windows, and a larger plot for the same money. I see some awful new-builds- poor brickwork, poky rooms, tiny windows (unhealthy and can even cause depression) no storage space, a 'garden' that is no bigger than the back yard in the terrace I was brought up in. They're charging a heck of a lot more for flimsy-looking new builds here than for larger, handsome stone-built ones on plots well over double the size.

If you are after buying a New House. WIMPEY and Persimmons are the main two to avoid. Wimpey homes are 50mm internal metal stud walls. Outer walls are Dot and Dabbed. They all have a basic structure. Then depending on type off house. It is then built. Walk into front door. Left side you have a door. Leads into the front room. It is open plan. So you have a kitchen and patio doors and a cupboard under the stairs. That is your down stairs. Up stairs it is divided into 3 bedrooms 1 main bathroom and 1 ensuite.

We lived in a new build for the last 5 years. House was perfect, warm, no issues, no condensation, no noise from ndn (semi). However we hated the estate. It was huge and 99% of the residents were young families. We're almost 60. So not ideal for us.

Buying process was off-plan and a nightmare. Lied to from start to finish. Almost lost our mortgage offer (we moved in a week before the 6mo deadline). We first viewed the house the week before we moved, we couldn't even view it from outside. It could have gone badly wrong and I would never buy off-plan again.

Developer was persimmons

We have a Taylor Wimpey 20 year old build, we've had it from new. No major issues at all, but I've heard nightmares re Persimmon lately. Sorry.
