Loft conversion cost??

Hi, we’re looking into doing a loft conversion in a couple of years but unsure on how much it’s going to cost.

My husband isn’t a builder as trade but has recently built our rear extension by himself. It did take 2 years to complete but he had near to no help and worked full time.

He wanted to take on the loft himself but we can’t be without a roof for months so was thinking on having a water tight shell built by the pros then he can get in a do the bits he’s able to do.

We live in a typical 3 bed 1930s semi. Could we get away with having a full hip to gable end without the need for a dormer or do we have to have the dormer? We want to make the most of the space up there so whatever will make a bigger room.

Ours was north of £50k - included dormer so stairs over stairs, en-suite and new roof.

lovelyupnorth was the cost including all finishes or did you do some of the work? We are hoping to just get the builders in to get structure built and we do everything else, internal walls, electrics, plumbing, plastering etc!

When we had ours, not at all recently, we were told that most of the work is carpentry. Thinking that might be useful to know. After all, they do need to get their plans signed off. Or possibly you submit them.

It’s fantastic if he could build it. I’m currently in the process of starting mine. I have a quote for just over £30k. Could you get a loft company to just build hip to gable roof and rear dormer and fit stairs to ensure it is watertight then your DH could do all other works?

Leobynature I think that’s what we’re going to do. He would love to do it but it’s a bit time sensitive in regards to having the roof off. We have 2 young boys so best to get it up as quickly as possible. £30k is the figure I’ve got in my head for a shell so if it can be done for less than that then I’d be extremely happy!

You'd need professionals to do the steels as well. Get plans drawn up, with structural calcs, and building reg approval first.

Depending where you are £30k -
35 to first fix may be enough. Though hip to gable will be more expensive. Worth it for usable space though!

That was finished and we didn’t do anything. So includes decorating etc.

titchy yes of course. We will just get everything done by the pros and leave any internal work for us to do. He built our rear extension by himself but we had structural engineer to calculate the steels and obviously building regs. We live in Leicestershire.
