Extend existing dormer to full width?

Has anybody done this? Can’t find any information on googling - just prices for putting in new full dormers.

2 bedrooms have dormers (chalet style house) and would (eventually) like to increase the head room by extending them. At the back so assume wouldn’t need PP?

Double check with LPA on requirements as dormers have other rules. Should be OK as at the back but best to check

Never assume.

It would depend if the dormers were original along with your PD situation. If they’re on the front facing a highway, any alteration to increase their size would require Planning.

Thank you - I will check with the LPA. I think they are original as the house seems to have been built as a chalet.

I guess I am assuming that to extend part of the roof to full width dormer would be relatively cheap but can’t find any info about it - would this be a fairly simple job?

What kind of figure are you thinking about for it to be relatively cheap?

It’s something a competent carpenter should be able to carry out along with minor works from a builder. So your best bet would be to have somebody round to review and quote.

Devil I was thinking about £10k? if a new dormer is around 30k. Ah didn’t realise it would be a carpenter primarily- that’s very useful thanks
Rooms are already a decent size but seems silly not to just lift the 4sqm area to have full height throughout

I wouldn’t say that was completely unreasonable. A job I was involved with, the builders’ cost to enlarge a dormer by approx. 2-3m wide was in the region of £15k.

Hi, just wondering what the outcome was of this? I have the same situation - front facing former, would like to extend for head height. Wondering what time if tradesperson and whether it needs PP?

NonandJon · 04/06/2023 08:30

front facing dormer

OscarandLucinda · 04/06/2023 09:17

We didn’t progress further with this - very difficult to get the needed info/quotes - but generally looked like we’d need PP for the front of the house at least and it may well be that would need to just demolish existing dormers and build new structures
